How to Increase Your
Success and Have Fun
Doing It!
Do you dread networking events or find
yourself tongue-tied when meeting new
people? Would you like to feel more
spontaneous and less self-conscious? The
concepts of stage improv offer a framework
that can be applied to social interactions
of all kinds. Nobody wakes up with a script
dictating who you will speak with or what
will be said during the day; life is improvised
on a daily basis. If you learn the rules of
stage improv, you will also learn valuable
life tools that you can use on a daily basis
to make your life successful, joyous,
peaceful, and of course FUN!
Ben Winter
has been in the personal growth arena for
15 years and has been doing improv for 10
years. He has found a way to bring the two
together to make an enjoyable class for all.
Participation in class activities is voluntary;
the goal is not to perform, but rather to
increase your social ease and interpersonal
success.

Get Your Home Loan Approved!
FAQs and Secrets of Mortgage Underwriting
The mortgage approval process is called “underwriting” and everyone who wants a
mortgage needs to know how a loan is approved. This class will arm you with the crucial
knowledge you need to talk to a bank or mortgage broker. When you leave this class, you
will know the answers to the following questions and much more: What credit score do I
need, and how do I get that score? How much is the down payment? Can someone give me
the money for the down payment? How much money do I need in the bank? Can I still get
a loan if I had a bankruptcy or foreclosure? How long must I have a job? Does my part-
time income count? If my spouse has bad credit, can I still get a loan? How much debt
can I have? What kind of documentation do I need to show the lender? Do I always need
an appraisal? Does the house have to be in perfect shape? Why does my real estate agent
want me to be “pre-approved” for a mortgage before showing me houses?
Chris Thomas
is
licensed by Colorado as a mortgage loan originator. He and his wife (a former underwriter)
are some of the top producing mortgage bankers in the state. Class is free but you must
