Basics of Managing Your
Rental Property
Keep Trouble & Vacancies Down,
Prosperity & Investment Up
Rental property can be a great investment
and source of income, but it’s important
to know what you are doing both legally
and practically before putting an ad on
Craig’s List. Learn how to prepare your
property for renting, how to recruit good
tenants and keep the bad ones out, and the
most important considerations for leases.
We’ll cover lots of dos and don’ts with
regard to prospective and current tenants
including new Colorado laws, fair housing
regulations, and dealing with eviction
procedure and documents. Discuss how
to find responsive service people and how
to keep your property rented when others
have vacancies. Finally, consider whether
professional management might be right
for your situation. Receive the latest and
best resources for managing your property,
including a copies of a lease used in over
800 housing unit rentals and the current

Alternatives to Traditional
Real Estate Investing
Look at real estate investing from an angle
other than single family homes, duplexes,
or condos. There’s a world of options out
there: commercial property, assisted living
homes, partnerships, and more! Learn
how to create a business plan for your
investment, including financing options,
management, and the formulas you need to
measure your ROI. While this class is aimed
at people who have already discovered the
advantages of investing in real estate, it can
also be suitable for those who are simply
ready to diversify into investments outside
the stock market. A personalized meeting
is included.

The Seamy Side of Denver
The Low Down on LoDo
Sex, sleaze, and scandal have been at
the center of Denver’s history. This is the
class that tells the gory details. Visit the
old red-light district; learn about con men,
gruesome murders, hooker bars, and go-go
grannies. Visit sections of downtown that
once helped give Denver the distinction
of being the “West’s most sinful city.” Be
advised: salty language will be used to
describe seamy behavior.
Phil Goodstein
has published widely on Denver history. His
latest book is
The Ghosts of University Park,
Platte Park, and Beyond
and he is working on
a book on north Denver.

Ghost Walk
On Capitol Hill
Spooks and spirits haunt Denver. Many
hover near the Capitol. Come try to invoke
some during a pleasant, relaxed two-
hour stroll around parts of Capitol Hill.
In addition to ghostly embodiments, we’ll
also explore some of the architecture,
history, and sex scandals of the region.
Be advised: Salty language will be used to
describe seamy behavior.

The Ghosts of Cheesman
Park
There are more than 2,000 bodies buried
in Cheesman Park! The location of the
Changeling is adjacent to it. Bizarre events
sometimes occur there late at night, and
supposedly there is a spot in the park where
an object never casts a shadow at high
noon. Exactly what is going on, the history
of the park, its spirits, and nearby houses
are featured on this walking tour.
