The FHA re-submittal package has been completed and sent back
to HUD for review
.
The reserve specialist will be on property Friday, August 5 making
observations of the various components.
Parking Lot 9 is well under way and on schedule
to be completed in September. It is a construction
project so timelines are always subject to change.
Year-to-date, we have completed boiler
replacements in Buildings 2, 5, 8, 9 and 82.
We are currently working on Building 17. The
replacements have gone well with very few
complications.
We are expecting results on the testing done on
the underground garages in August. The grounds
crew did a great job of excavating the areas as
required, and they have almost completed the
cleanup and back filling.
Gutter repairs from the damage caused by
spring storms is complete. It took over a month to
complete the repairs.
Re-piping of the heat lines is underway in
Building 42
.
The fieldwork has been completed on the lighting
study. We expect to have a report by September.
We are in the process of researching for the
purchase of some fans to help with the air flow
issue in the Fitness Center.
Nine vehicles on the night of June 22, 2016, had windows shot
out with a BB gun. This occurred throughout the loop, spaced
where it was long enough to reload the BB gun and shoot again.
There also was one lanai window reported being hit. The
Denver Police Department provided case numbers for all
those that were found by Community Response to have
broken windows. Per Denver Police similar incidents
were reported throughout Denver on that particular night.
Security patrols have been changed a little to include
more patrol of Dayton entrances and exits in hopes of
deterring this type of activity.
The total number of complaints registered with the
covenant enforcement officer for the month of June was
152 with 97 of them verified. The top three covenant
enforcement issues were parking, pet and odor
complaints.
Covenant Enforcement alongwithGeneral Maintenance
handles modification requests. In the month of June, 44
requests for permits were submitted to the office. Ten of
the requests were for full remodels.
Window washing will begin September 12 and finish up, weather
permitting, September 26.
Xcel Energy has been on the property replacing several meters.
This resulted in temporary (2 hours) hot water issues for the
buildings involved. The gas meters were changed out in Buildings
7, 11, 16, 29, and 45.
Milestone,
an important point in the progress or
development of something.
It has been one year since I stepped into the position of General
Manager for this community. A milestone in my life. The year has
seen many challenges and I have learned more
than I could have imagined.
Having worked at Windsor Gardens for 15 years,
I was sure the transition would be a simple one.
In some ways, it was. I knew the community,
the staff and the documents. Yet, overall, I would
definitely not call the past year simple. In a year
of many changes and transitions, I have learned
much about myself and the people of Windsor
Gardens.
I appreciate that I can never stop learning and
never stop listening. No matter how much I think
I know about this community, there is always
more to learn, another perspective to consider. It
is easy over time to stop hearing the root of an
issue and only hear the surface complaint. I have
sat with many residents this past year and given
new thought to their concerns. We don’t always
land on the same conclusion; still, the exercise
has proven more than once to give me a new
perspective to present to the Board.
I have developed a deeper understanding of
not only reserve studies but each individual
component in this community. I comprehend in
a much clearer way the challenges of a 54-year-
old community and how important it is to look past the surface beauty
and peer behind the walls and under the floors. I have learned that
sometimes things aren’t what they seem even if you have looked at
them for 15 years. This year has been a year of digging
deeper. Being in a position where it would be easy to
feel confident that I have been there and done that, I
have instead embraced the knowledge of the past while
forging new ground in the present.
Although this has been a challenging year for many
of you as property taxes and maintenance fees have
risen while income has often stayed flat, you have
shown determination and resilience. You have asked
hard questions and listened to the answers. You
have assisted others by calling for health and welfare
checks, walking their dogs and bringing them meals.
You have volunteered countless hours for others and
this community. I have learned much from you these 12
months.
Finally, I have discovered in a fresh way the importance
of a strong and healthy board of directors. I have had the
privilege of working with many great boards over the years, but I will
always hold this particular board in high regard. You have patiently
worked alongside of this new general manager. You have listened,
advised and made what were often difficult and unpopular decisions
– all for the betterment of this community.
Milestones. Up next? Retirement? Smile…
