Q Factor, a local development
firm, and partner Clarion, an
institutional real estate invest-
ment company, announced the
opening of Industry RiNo Sta-
tion in the River North District
in Denver. The property, sister
to Industry Denver located on
Brighton Boulevard, is an adap-
tive reuse project comprising
creative office space, retail and
restaurants in a former cold-
storage warehouse at 38th and
Walnut Street.
S-Arc was the architect while
construction was performed by
Brinkman and Makers Line.
Industry was one of the
original developments that put
RiNo back on the map, and
RiNo Station, 60 percent pre-
leased, promises to house even
more space to work and gather
in the neighborhood, according
to Jason Winkler, co-founder of
Industry. RTD’sA-Line Rail Sta-
tion at 38th and Blake brings
tenants and visitors to Indus-
try’s new front door.
Ellen and Jason Winkler, co-
founders of Industry and own-
ers of Q Factor, were mindful
of bringing this 152,000-square-
foot project to a residential area
with their second inception.
When encouraged to build five
stories extending to the periph-
ery of their property lines, they
declined.
“We want to be a part of the
community that’s already here,
not overshadow it. We kept
the building’s original foot-
print, and through our work
with the rec center next door,
we’re nurturing a conduit for
partnership. We intend to build
social capital in the community,
involving our neighbors in the
change our arrival brings to
their neighborhood, and foster-
ing connection with the people
who are already here. We are
grateful for their welcome,”
said Ellen Winkler.
RiNo Station boasts soaring
two-story ceilings, raw steel
framework, modular glass
wall systems and polished
concrete floors. Tenants enjoy a
curated environment that fos-
ters an integrated community
and business ecosystem. Ame-
nities include shared spaces,
from phone booths and hud-
dle rooms to larger conference
rooms and an event stadium.
Tenants have access to two large
shared kitchens and a café run
by MRQT, Q Factor’s newest
venture. Ping-pong, beer and a
dog-friendly environment also
are part of the package.
The timing of the project also
will allow fast growing tenants
in the original Brighton Boule-
vard location to continue their
growth. Signed leases to date
include four Industry Denver
transplants that outgrew their
spaces, including Velocity Glob-
al, Cloud Elements, the Recep-
tionist and Feldmann Nagel.
While many tenants are in
the process of moving in, Con-
vercent recently signed for
nearly 28,000 sf that is in the
final design phase with occu-
pancy projected in early 2018.
Convercent is a developer of
Global Ethics and Compliance
software and will be an anchor
tenant.
“The team at Industry does
‘work space’ differently – and
more creatively – than we’ve
seen in Denver and the entire
U.S.,” said Jason Glasser, vice
president at Clarion Partners.

Lodging recently broke
ground on the Springhill
Suites Lakewood Golden-
Colorado Mills. Cameron,
Texas, general contractor
Ebco is building the project
while Dallas architect Mayse
and Associates designed it.
According to Jeff Black-
man, founder and presi-
dent of Bedford Lodging, an
agreement was reached with
Simon, owner of the Colo-
rado Mills Mall, for Bedford
Lodging to purchase the
2-acre parcel at 1299 Colo-
rado Mills Parkway in Lake-
wood for the hotel construc-
tion.
Scheduled to open next
January, the four-story, 127-
guest room hotel will have
larger guest rooms (aver-
aging 400 square feet) and
feature furniture co-created
with design icon West Elm.
In addition to its location
adjacent to the Colorado
Mills outlet mall, the proper-
ty is part of the Denver West
corridor, near St. Anthony
Hospital, Western Area
Power Administration and
National Renewable Energy
Laboratory.
“The Lakewood/Golden
submarket is an excellent
location for this all-suites
brand to serve the expand-
ing metro Denver lodging
market,” Blackman said.

Investors, announced its Cross-
roads Commerce Park was recog-
nized as the 2017 Phoenix Award
Winner for the Environmental
Protection Agency’s Region 8 at
the National Brownfields Confer-
ence in Pittsburgh last month.
“Crossroads Commerce Park
has been a project in the making
for decades, as it is built on the site
of the Globeville smelter, which
operated from the 1880s through
1986,” said Bill Mosher, senior
managing director with TCC’s
Denver office. “Many neighbors,
governmental entities and private
remediation and development
experts contributed to a successful
strategy to prepare the site for a
new role in our community.”
Some of the many organiza-
tions that have been integral in the
evolution of the site include the
remediation and horizontal devel-
opment by Brownfield Partners
and later, EnviroFinance Group,
the brownfield redeveloper that
remediated the site and sold the
land to TCC, as well as the U.S.
Environmental ProtectionAgency,
Colorado Department of Public
Health & Environment, Colo-
rado Department of Transporta-
tion, Adams County, the city and
county of Denver, and the Elyria-
Swansea-Globeville Neighbor-
hoodAssociation.
Crossroads is home to nearly
1 million square feet of Class A
industrial buildings offering state-
of-the art multitenant spaces as
well as build-to-suit options for
users.
“This project shows the benefits
of public-private cooperation and
the foresight of many visionary
companies working together to
bring back to Globeville signifi-
cant improvements to infrastruc-
ture and hundreds of jobs as well
that benefit the community,” said
Ann Sperling, senior director with
TCC.
Murray & Stafford is the general
contractor and Ware Malcomb is
the architect for Crossroads. Colo-
rado Business Bank also has par-
ticipated in financing three of the
completed build-to-suit projects at
Crossroads.
