Alliance Construction Solu-
tions, a construction, manage-
ment, general contracting and
design-build-assist firm serv-
ing Colorado communities,
recently began construction
on four Denver metro projects,
including the Renaissance at
North Colorado Station.
Studio Completiva designed
the 104,306-square-foot Renais-
sance at North Colorado Sta-
tion, a Colorado Coalition for
the Homeless development at
3999 Colorado Blvd. in Denver.
The project, comprising three
levels of wood-frame construc-
tion on top of a concrete podi-
um, will provide residences
for 103 homeless individuals
and families. The unit mix con-
sists of 19 studio, 54 one-bed-
room, 24 two-bedroom and six
three-bedroom apartments, 26
of which will be reserved for
homeless veterans.
Apartments are targeted to
families and individuals with
incomes between 30 percent
and 60 percent of the area
median income ($16,000 to
$32,000), and are being devel-
oped in accordance with Enter-
prise Green Communities
guidelines.
In addition, the building,
steps away from the 40th Ave-
nue and Colorado commut-
er-rail station in the Clayton
neighborhood, will include
supportive services and man-
agement offices and resident
amenities, such as access to
integrated health care through
the Stout Street Health Center.
“Alliance is proud to partner
with Colorado Coalition for the
Homeless in creating a new
facility dedicated to providing
housing and support services
to the to the homeless commu-
nity in the Denver metro area,”
stated Alliance’s Josh Thall,
project manager.
Alliance, CCH Renaissance
Works and the Denver Depart-
ment of Economic Develop-
ment have teamed up to pro-
vide job opportunities and
training for Section 3 quali-
fied individuals and businesses
during all phases of construc-
tion. The budgetary goals for
this project presented unique
value engineering challenges
that Alliance met with creativ-
ity and dedication, ultimately
saving $3 million dollars from
the original budget, the firm
added.
Financing for the $16 million
development includes a vari-
ety of sources from a public-
private partnership assembled
by the coalition.
Additionally, Alliance Con-
struction Solutions started
work on the second phase of
the Piranesi Apartments, the
Hyatt House Hotel at Belmar
and the Arapahoe County Fair-
grounds Exhibit Hall Expan-
sion and Attached Covered
Arena.
Granum Partners is devel-
oping the Piranesi Apartments
Phase II. The project consists
of the addition of 24 high-end,
market-rate apartments.
The 50,000-sf, six-story proj-
ect comprises podium con-
struction with four stories of
wood-framed construction
and will include the addi-
tion of underground parking.
The logistics of the site make
the project a very technical
build, Alliance noted. Servic-
ing the building with materials
requires the collaboration with
adjoining neighbors and the
city’s right of way department.
John Collins Architect LLC
designed the addition, “shoe-
horned” between the existing
24 units along Delaware and
the alley, which is set for com-
pletion and occupancy in late
summer.
The Piranesi community is
located at 11th Avenue and
Delaware Street in Denver’s
Golden Triangle neighborhood.
As well, Alliance Construc-
tion is building the six-story
Hyatt House Hotel at Belmar
for Continuum Partners.
The 97,600-sf, 132-unit
extended-stay hotel in Belmar’s
shopping district in Lakewood
was designed by LK Architec-
ture and will be a sustainable
project under the Green Globe
Guidelines.
Construction is expected to
be complete in December with
an early 2016 opening.
The building is using a light-
gauge steel structural system
called Prescient, touted as a
way to “build greener, faster,
better and cheaper,” and it’s
the first time it is being used
on a Hyatt House Hotel, com-
mented Albert Haller, project
manager. The project also has
included unforeseen condi-
tions that arose from building
on the once Villa Italia Mall
site, including old caissons and
grade beams.
In December, Alliance Con-
struction began work on the
Arapahoe County Fairgrounds
Exhibit Hall Expansion and
Attached Covered Arena.

PC
designed the phased project,
which includes a first phase of
construction of a detached cov-
ered arena, set for completion
in April. Phase II consists of
the construction of an exhibit
hall west of the existing events
center, slated for completion in
November.
The 36,000-sf arenawill provide
a facility for local 4Hmembers to
showcase their achievements.
“Alliance enjoys creating
facilities that enhance the
opportunity for our youth to
better themselves and that pro-
vide enjoyment for the commu-
nity”, said Jeremy Nothdurft,
vice president of Alliance.
Work on the 32,000-sf exhib-
it hall will include remedial
work to expansive soils, foun-
dation and building slab, prior
to the fair of 2015. Following
the fair, site utility work will
begin and vertical construction
and finishes will resume. The
new exhibit hall will provide
additional year-round rent-
able space from small meeting
space to large conference space,
which can be split into two
spaces with a 3,000-sf operable
wall as well as a full-service
kitchen.
