The town of Berthoud recent-
ly announced a new develop-
ment is coming to the Interstate
25 and State Highway 56 inter-
change.
Love’s Travel Stops and the
town have been negotiating
for several months for the new
Love’s, which will include two
restaurants, a Love’s Truck Tire
Care center and ample truck
parking spaces.
“We are thrilled to become a
part of the Berthoud commu-
nity. The town staff has been so
wonderful to work with and the
location is perfect for our busi-
ness – the I-25 and SH 56 inter-
change is the center of many
new and exciting developments
up and down the Front Range
and we will be well positioned
to serve the traveling commu-
nity and professional drivers,”
said Kealey Dorian, a spokes-
woman for Love’s.
The real estate developer on
the project, Donald Waterland-
er, said, “M&C Real Estate LLC
is pleased to be working with
the town of Berthoud on bring-
ing this 130-acre tract, which
is zoned C-2, for development
to this interchange. M&C Real
Estate LLC sees tremendous
commercial and industrial
potential for this site and for
more projects such as the Love's
Travel Stop.”
In addition to the Love’s, the
interchange also offers addi-
tional development opportu-
nities as the Wilson Ranch, a
1,600-acre mixed-use develop-
ment, is on the southeast side of
the interchange; Aims Commu-
nity College owns land on the
northeast corner, which could
be a future location for the
school; and M&C Real Estate
owns an additional 110-acres-
plus of property there.
According to Michael Hart,
Berthoud town administrator,
this interchange is one of the
few remaining interchanges
along I-25 that has yet to attract
commercial/retail activity due
to the lack of a proper wastewa-
ter treatment system. Utilizing
a combination of grants, sub-
stantial contributions from the
private sector and “impact fees”
that have been collected from
the development community
specifically for this purpose, it
has become financially feasible
for Berthoud to plan for the
construction of a new wastewa-
ter treatment plant to serve the
I-25 area.
“The town of Berthoud’s
business development office is
committed to economic devel-
opment of both small- and
large-scale projects that make
a difference to our communi-
ty and quality of life,” stated
Hart.

The Downtown Denver Part-
nership released its December
Development Map Update,
which show projects cur-
rently under construction and
planned for development in
2015.
Sixteen development projects
were completed in 2014, with
22 estimated to be completed
in 2015. Additional highlights
from the most recent map
include the following: nearly
$800 million in projects under
construction; 392 total stories
planned or under construction;
more than 1,600 hotel rooms
planned or under construction;
nearly 4,000 residential units
planned or under construction;
and nearly 2.4 million square
feet of office space planned or
under construction.
The development map, pre-
sented by Hensel Phelps and
published by the Downtown
Denver Partnership with the
support of the Downtown
Denver Business Improvement
District, is intended to inform
developers, investors and bro-
kers interested in downtown
Denver and highlight key
investments in downtown.
“The map lists 34 exist-
ing public and private-sector
developments or infrastructure
projects in downtown Denver,
illustrating the robust private
and public investments occur-
ring in Denver’s urban core,”
said Tami Door, president and
CEO of the Downtown Denver
Partnership.
