he city of Northglenn
is a vibrant community
located in the heart
of the north metro Denver
area. With 37,000 residents and
quality neighborhoods, schools
and shopping opportunities, it is
easy to see why Northglenn was
ranked the fourth fastest-growing
city in Colorado by in 2014 by
NerdWallet.
Northglenn companies
have easy access to customers,
employees and suppliers across
the metro area. The city is located
9 miles north of downtown
Denver. Interstate 25 cuts right
through the heart of the city,
and two major interchanges at
104th Avenue and 120th Avenue
provide easy access.
In 2018, FasTracks will open
one rail station in Northglenn
and two others near the city’s
borders. Northglenn will be
connected to downtown Denver,
Denver International Airport and
the rest of the metro area through
this mass transit system.
Pro-Business Environment
Attracts Entrepreneurs
Over 900 companies call
Northglenn home. Because of the
city’s pro-business environment,
availability of smaller spaces and
lower rental rates, Northglenn
has become a Mecca for small
businesses and entrepreneurs.
As a landlocked city,
Northglenn is primarily focused
on infill and redevelopment
opportunities. The city has
diversified prime retail, office,
industrial, land, mixed-use and
infill redevelopment opportunities
to fulfill many business needs.
The average property lease rates
in Northglenn are:
• Office – $15.65 per sf fs
• Industrial – $6.48 per sf nnn
• Retail – $12.56 per sf nnn
In 2014, Northglenn had a
135% increase in square footage
absorption of office, industrial
and retail space, and a 355%
increase in the number of new
storefront jobs created.
Northglenn businesses benefit
from high levels of personalized
service and an expedited and
streamlined development
and permitting process. For
example, two major economic
land development projects
opened less than 12 months after
groundbreaking in 2014
All of Northglenn’s commercial
properties are within the state’s
Enterprise Zone, and about 85%
are in urban renewal areas. This
provides Northglenn companies
access to business assistance
programs and state income tax
credits to turn business concepts
into business profits.
KeyDevelopment Projects
The city’s award-winning
Webster Lake Promenade
restaurant and retail center
continues to attract customers
from around the metro area and
new businesses from throughout
the country. National chains such
as LongHorn Steakhouse and
First Watch restaurants chose to
open their first Colorado locations
at the Promenade because of the
premier central location at 120th
Avenue and Interstate 25. The
unique mix of restaurant tenants
has proven to be a destination
location for dining and shopping
opportunities.
Just across the street from
the Promenade, SCL Health is
constructing a 60,000-square-
foot community hospital and
medical office facility. The
three-story facility is set to open
in late 2016 and will bring over
200 permanent jobs to the
community.
The city welcomed the
opening of the Walmart
Neighborhood Market in 2014.
This 41,000-square-foot grocery
and pharmacy not only meant
the redevelopment of a blighted
45-year-old retail center, but also
fulfilling the need for a grocer in
the community.
Texas Roadhouse is building
a new 7,900-square-foot
restaurant inside the Northglenn
Marketplace, located at 104th
Avenue and Interstate 25. This
facility also will serve as its national
staff training center, and more
than 400,000 visitors are expected
annually.
Eye on the Future
Northglenn is capitalizing on
this economic development
momentum with intensive
planning and research initiatives:
• A new brand and marketing
campaign.
• A citywide sustainability plan
that will identity new development
and redevelopment opportunities.
• Corridor and transportation
studies to prepare for future
capacity and usage needs.
• Master plan studies for a
number of sections of the city.
With an eye into the future,
Northglenn’s leadership is taking
proactive steps to position the city
as a leading community in the
north metro area for residents
to live, businesses to thrive, and
people to visit.
