L
one Tree is a premier
Colorado community
connected by great
neighborhoods, vibrant public
spaces, a beautiful natural
environment, and thriving
businesses. Located at the
crossroads of Interstate 25 and
C-470, the city resides in the
heart of the Denver South/
DTC corridor. Economic
activity is booming, making it
a great place to buy a home or
start or expand your company.
In 2014, we celebrated
the grand opening of the
650,000-square-foot Charles
Schwab campus. Currently
the largest primary employer
in Douglas County, it also will
have the capacity to employ
5,000 in Lone Tree when
its third office building is
completed later this year. Our
commercial projects, however,
do not stop there as we are
also welcoming hundreds
of employees from Level 3,
Nationwide Insurance, Cardno,
and Public Service Credit
Union to our community in
2015.
The medical office sector is
thriving as Sky Ridge Medical
Center just completed its
$119 million expansion.
This includes the new Sky
Ridge Women’s Hospital,
a new parking garage, and
the construction of Medical
Office Building No. 3, which
will open late 2015. University
of Colorado Hospital
Lone Tree Health Center
is consolidating its South
Denver operations to its Park
Meadows Drive campus, and
Kaiser Permanente continues
to grow at its new Lone Tree
Medical Offices. Finally, there
have been several medical
office building transactions,
including two by Healthcare
Trust of America, that solidify
the City of Lone Tree as a
premier medical destination in
Metro Denver.
Park Meadows Retail
Resort anchors our dining
and shopping scene. In the
last, it has welcomed several
new restaurants – including
Perry’s Steakhouse, Seasons
52, LYFE Kitchen, and The
Melt – and continues to
excel with its retail brands,
including last winter’s grand
opening of Colorado’s first
L.L. Bean. With over 2 million
square feet of retail, the City
of Lone Tree has also seen
significant activity in the
Lone Tree Entertainment
District, RidgeGate Commons
(Cabela’s), and Lincoln
Commons, which has been
sold to Quadrant Properties
and is welcoming MAD Greens
and Snooze to its shopping
center this spring.
Transit-oriented development
is driving Lone Tree’s success.
We are fortunate to have two
RTD light-rail stops and will
see three more in development
when RTD begins construction
of the Southeast Extension
in 2016. This has played
an enormous role in Lone
Tree’s office and multifamily
development and will continue
to play a significant role when
RidgeGate begins its transit-
oriented developments along
the new light-rail stops east
of I-25. To serve this growing
TOD demand, the city has
created the Lone Tree Link, a
partnership that provides last
mile shuttle service, every 10
minutes, from Lincoln Station
to the participating businesses.
Finally, to keep it simple,
here are the top 5 reasons
companies locate in the City of
Lone Tree:
n
Location, Location,
Location:
Just 20 miles south
of downtown Denver, at
the junction of two major
highways, and easily accessible
via the RTD light-rail system.
n
Transit-Oriented
Community:
Businesses
choose Lone Tree because
of our immediate access to
light rail; two RTD light-rail
stops serve the City of Lone
Tree and three more are in
development.
n
Business Friendly Tax
Environment:
No city property
taxes; lowest municipal sales
tax rate in Colorado.
n
Outpacing the Region and
Country:
Douglas County is
rated as the ninth highest by
median household income in
the U.S.; Lone Tree median
household incomes exceed
$100,000.
n
Strong Growth Potential:
Lone Tree’s development
projections include 11 million
square feet of office space and
2 million square feet of retail
space in the next 30 years.
The City of Lone Tree is
well-positioned for success.
As Douglas County and the
region continue to grow, we
see a bright future ahead, and
