An 18,500-square-foot office
building off 28th Street and Base-
line Road in Boulder sold for $3.85
million, or $208.11 per sf.
Square Seven LLC bought the
five-story building at 777 29th St.
from 777 29th Street Associates
LLC. The property was 100 per-
cent occupied, however, 2,146 sf is
leased on a month-to-month basis
and is being marketed for lease to
a longer-term tenant, said Lynda
Gibbons of Gibbons-White Inc.,
who is part of the new ownership
group.
Gibbons said the property
offered a “solid location” and
multiple tenants. It allows for
medical, in addition to profes-
sional, office uses, and features
views, lobby and common area
upgrades, operable windows and
56 on-site parking spaces.
Built in 1979, the building is

Amgen has listed its
692,000-square-foot campus on
70 acres in Longmont, along
with 158.54 acres of adjacent
land, for sale.
The biotechnology company
announced a year ago it would
close its Colorado operations
and now is looking to divest
itself of the campus. It plans
to continue a small production
presence, possibly for a couple
of years.
The property at 4000 Nelson
Road consists of six buildings,
including four lab, produc-
tion and office facilities inter-
connected with a central util-

A multitenant office building
at 75 Manhattan Drive was a
hot commodity and indicative
of activity in the Boulder mar-
ket.
The 23,178-square-foot build-
ing was placed under contract
at the asking price of $2.95 mil-
lion, but fell
out of con-
tract and sold
to a backup
buyer for $3
million, or
$129.43 per
sf. There was
yet another
offer at that
same price,
according to
Jessica Cashmore of The Colo-
rado Group, who represented
the seller with Colorado Group
brokers Gary Aboussie, Neil
Littmann and W. Scott Reichen-
berg. “I think it’s a testament
to the market right now,” said
Cashmore.
Manhattan Fortress LLC pur-
chased the property from Man-
hattan Plaza LLC, which had
updated the 1973 building.
“This was an excellent trans-
action for the buyer, seller and
the market,” said Cashmore.
