Amgen has listed its 692,000-square-foot campus on 70 acres in Longmont, along with 158.54 acres of adjacent land, for sale. The biotechnology company announced a year ago it would close its Colorado operations and now is looking to divest itself of the campus. It plans to continue a small production presence, possibly for a couple of years. The property at 4000 Nelson Road consists of six buildings, including four lab, production and office facilities interconnected with a central utility building, and a stand-alone warehouse. There is capacity to expand the existing buildings on the 70-acre campus as well as onto the neighboring undeveloped land. Eric Dienstbach of Binswanger, which is marketing the site, said the property offers opportunities and challenges. “The biggest challenge is the total square footage that’s available,” he said, adding there aren’t many companies that are looking for a facility that large. “At the same time, there’s not that many (facilities) that compete with it nationally,” he said. Binswanger initially will be marketing the campus to companies that could use the entire property. The price wasn’t released but no doubt is in the tens of millions. The Boulder-Longmont area is known for its concentration of high-tech companies and workers. Seagate Technology is located to the west of the Amgen campus. The property is bordered by residential development to the south and Vance Brand Municipal Airport to the north. It is within a few minutes of downtown Longmont, with access to Interstate 25, and is 16 miles from Boulder and 40 miles from Denver.
