and representatives from the

city of Aurora recently celebrat-

ed the topping out of the antici-

pated Hyatt Hotel and Confer-

ence Center in Aurora.

The Fitzsimons Village Hyatt

Hotel and Conference Cen-

ter project is a 10-story hotel,

which will feature 249 guest

rooms, a full-service restaurant

and pool. The 30,000-square-

foot conference center will fea-

ture a large ballroom and sev-

eral meeting rooms of various

sizes.

The development is locat-

ed just off Interstate 225 on

the south side of East Colfax

Avenue and will bring needed

amenities to the rapidly grow-

ingAnschutzMedical Campus.

The hotel and conference

center was designed by TAAG

Architects of Denver. The proj-

ect is set for completion during

the first quarter of 2016.

Evergreen Development recent-

ly completed Outlook Littleton,

a 250-unit apartment community

located at the corner of West Min-

eralAvenue and South Platte Can-

yon Road in Littleton.

Kephart was the architect for

Outlook Littleton, for which Rand

Construction Corp. was the con-

tractor. Building and Land Tech-

nology out of Stamford, Connecti-

cut, is Evergreen Development’s

equity partner.

The community, one of three

multifamily development proj-

ects Evergreen has underway in

the Denver area, also includes

10,000 square feet of retail space.

The retail component features a

Dunkin Donuts drive-thru loca-

tion and Subway sandwich shop.

KingWine&Liquor store is under

construction with plans to open

this summer. With a few retail

spaces left, Evergreen Develop-

ment is targeting a salon/spa,

national hair styling chain and a

local restaurant. A separate build-

ing on the corner will be a Little

Sunshine’s Playhouse & Pre-

school.

The sustainable community

features one- and two-bedroom

apartments with high-quality fin-

ishes such as granite countertops

and faux wood flooring, a resort-

style swimming pool and hot tub,

community garden, billiards, a

running track and detached, pri-

vate garages.

Boulder High School to undergo ‘extensive’ renovations

Turner Construction Co.

recently was awarded a con-

tract to perform extensive ren-

ovations to the 245,971-square-

foot Boulder High School.

Originally constructed in

1937, Boulder High School will

undergo a series of interior,

exterior and site improvements.

Exterior building improve-

ments include repair/replace-

ment of windows, doors, roof

and paint and repair of stone-

work.

Interior

improvements

include renovations to the

backstage area and dressing

rooms, band area, kitchen, caf-

eteria and restrooms.

The project also includes the

repair/replacement of interior

doors, HVAC, communications

systems and fixtures such as

casework and stage rigging.

Improvements to interior fin-

ishes such as curtains, ceilings,

carpet, flooring and paint and

asbestos abatement also will be

performed.

Health and physical devel-

opment improvements will

consist of stadium renovations,

including bleachers, track and

turf, field house, multipurpose

fitness room, modernization of

the weight room and tennis

court repair.

Safety and security improve-

ments include the redesign of

the main entry to provide more

control over visitor access,

installation of intercom secu-

rity system, replacement/

addition of exterior cameras,

installation of electronic secu-

rity controls and installation of

security partitions.

Sustainability

initiatives

include upgrades to light-

ing and HVAC controls and

replacement of an aged boiler

with a more efficient condens-

ing type. Site improvements

will include fencing, drainage

and paving.

Preconstruction began in

June with construction to com-

mence summer 2016. Boulder

High School is located at 1604

Arapahoe Ave. in Boulder.

Construction is underway

on a 16-story speculative

office building in the south-

east submarket.

Owner Prime West Devel-

opment Inc. broke ground in

June on One Belleview Sta-

tion, a 317,000-square-foot

building part of Belleview Sta-

tion, a 42-acre transit-oriented

development at the northwest

corner of Interstate 25 and East

BelleviewAvenue in Denver.

The project will employ a

collaborative and integrated

design and delivery team

between Gensler, the design

architect, The Weitz Co., the

contractor, and the owner.

One Belleview Station,

which will feature office,

retail and residential space,

is expected to be complete by

fall 2016.

The building’s ground level

will be activated by its retail

function and integration into

the program of neighboring

retail and residential blocks,

according to Gensler. A dedi-

cated auto drop-off zone

along with a direct pedestrian

path to the adjacent light-rail

station provide the exterior

link to a 21st century office

building lobby that fosters col-

laborative work areas, service

amenities and informational

media zones, the firm added.

The LEED Gold project uti-

lizes a precast structural sys-

tem, which will allow for an

“animated and lively” articu-

lation of façade panels to take

full advantage of Denver’s

abundant sunlight. As well,

the high contrast of precast

concrete color tones allow for

an expressive movement of

folding ribbons vertically and

horizontally across the build-

ing facade, mimicking the

movement and speed of the

adjacent rail line and inter-

state, said Gensler.
