A growing delivery and logis-
tics company moved quickly to
lease space in a building off Inter-
state 25 and East Mulberry Street
in Fort Collins.

Livingston’s client, The Feet
Inc., signed a five-year lease
for 12,072 square feet in the
100,778-sf building, which was
constructed in 1973 as a build-
to-suit for the U.S. Department
of Agriculture. Owner Fenyx
Holdings LLC picked up the
largely vacant property at a
public trustee’s auction in
April and is

ing it to meet
demand for
indus t r i a l/
flex
and
s h o w r o o m
space.
“When you
look at blocks
of space over
10,000 square
feet, you can count them on one
hand,” said Jared Goodman of
DTZ. “That’s why we’re get-
ting a lot of activity. Vacancies
are low and there just isn’t
space that’s available,” he said,
adding the building has the
extra advantages of flexibility
and a great location.
“Based on our activity …
this building won’t last long,”
said Goodman, who represents
the landlord with DTZ’s Nate
Heckel. “It is going to be a
completely renovated building
that’s going to fit that Mulberry
corridor really nicely,” he said.
Working with architect VFLA
and contractor Evergreen
Industrial Ltd., Fenyx Holdings
is adding new façade elements
to the building, replacing the
roof, redoing the parking lot
and landscaping and generally
sprucing up the property, said
Goodman. Spaces from 10,000
to roughly 80,000 sf are avail-
able, and construction will be
completed in April.
About 40 percent of the build-
ing is showroom space fronting
Mulberry, making it suitable
for mattress companies, furni-
ture companies and contractor
supply retailers, for example,
said Goodman. The remaining
space is industrial/flex.
Mechanical Dynamics &
Analysis, which was a ten-
ant when the building sold,
continues to occupy 9,189 sf.
The Feet, a Northern Colorado
company with locations from
Cheyenne, Wyoming, to Colo-
rado Springs, will move into
the building April 1, expand-
ing out of a 7,800-sf space in
Fort Collins.
Mulberry Place offers 12- to
16-foot ceiling clearance, a park-
ing ratio of 4:1,000 and quick
access to I-25 and Mulberry, or
Highway 14. Asking lease rates
are $7 to $10 per sf triple net, with
operating expenses of approxi-
mately $1.90 per sf.
