construction, ownership, acquisition, management and financing of multifam-
ily and mixed-use communities in high-growth U.S. markets. The company has
found Denver “a great place to do business,” according to Joshua Landry, Gables’
area vice president of investments.
“We made a conscious decision a couple of years ago to expand our national
footprint into the mountain states and Denver was a perfect candidate. Our
strategic alliance with SmithJones has allowed the Denver/Cherry Creek story to
make sense on multiple fronts,” Landry says. “And, we’re fortunate to catch the
Denver cycle at a good time.”
The 360 S. Monroe St. property created an ideal market foothold, as Gables fa-
vors infill projects in upscale, highly desirable neighborhoods like Cherry Creek,
Landry adds.
“We are long-term holders so we focus on infill sites in established premium
neighborhoods,” he explains. “And, we can generally hedge against some market
volatility by investing in proven communities.”
Gables and SmithJones are also partnering on a second multifamily project
next door to the Monroe Street site. The Cherry Creek II phase features a build-
ing design that steps up to an eighth-floor amenity deck. The amenity-rich
complex will offer larger floor plans than its sister tower. That project is slated
to break ground in late 2015 for a for a two-year build-out.
