projects to grace the Cherry Creek Trian-
gle, bordered by Alameda on the north,
Colorado Boulevard on the east and Cher-
ry Creek Drive North and bike path to the
southwest.
The 2012 Cherry Creek Area Plan, which
guides development across the Cherry
Creek district, characterizes the triangle
as a prime target for an upscale extreme
makeover. It recommends new mixed-
use projects, more residential options
and greater connectivity to the rest of
Cherry Creek’s signature shopping, enter-
tainment and dining spots. The plan also
suggests new development be oriented
toward the Cherry Creek bike path, one
of the area’s best natural assets.
“The triangle is a prime location but
historically has been a somewhat discon-
nected island within Cherry Creek,” ex-
plains Smith. “Gables Cherry Creek, which
is just steps from the bike path, and other
projects in the works are exactly what the
area plan calls for to optimize the high
potential of this land.”
Smith may be one of the neighbor-
hood’s most informed developers when
it comes to executing on the vision out-
lined in the Cherry Creek Area Plan.
“We sat in on the first neighborhood
design meeting and every one after that
for two years. We listened to everything
the neighborhood groups said,” Smith
explains. “When the plan was adopted,
it became the criteria for developing 360
Monroe, along with that neighborhood
feedback.”
For example, while zoning allowed a
12-story building on the 2.4-acre site, de-
velopers went with eight stories for the
cast-in-place concrete structure. The
project team was committed to continu-
ing the goodwill of residents it earned
during the planning process, so height,
construction logistics and other factors
were carefully considered. Additionally,
as general contractor, Swinerton lever-
aged the positive working neighborhood
relationships it developed a few years ago
while building the Monroe Pointe condo-
miniums across the street from the Ga-
bles Cherry Creek property, according to
Jared Hoeflich, DBIA, LEED GA, project di-
rector for Swinerton.
