A small-tenant industrial/

flex building in Broomfield

sold to a Boulder investor for

$4.75 million.

One Earth Future Foundation

Inc. sold the 66,740-square-

foot building at 555 Alter St.

to 3200 LLC. The building

was approximately 96 percent

leased to tenants that average

around 4,000 sf, according to

Matt Emmons of NAI Shames

Makovsky, who represented

the seller.

The build-

ing was constructed in 1967

and expanded in 1990.

The property drew good

activity

from

investors,

Emmons said. “There aren’t a

lot of assets available in that 36

corridor, especially in Broom-

field, so we got a lot of inter-

est,” he commented.

Circle in Lafayette.

The property consists of a

two-story, 2,375-sf office build-

ing and a 4,800-sf office/ware-

house on 1.54 acres. An asphalt

company plans to relocate the

property, which has a large,

fenced yard and was vacant at

the time of the sale.

The Lazydays RV center

along Interstate 25 in Long-

mont sold to an investor for

$3.09 million.

Aspen Capital Partners LLC

purchased the property at

10683 W. Interstate 25 Frontage

Road fromDS Real Estate LLC.

The RV facility consists of a

16,466-square-foot sales and

service center on 5.71 acres.

Lazydays has operated there

since 2015 and has an abso-

lute net lease with four five-

year options. The property is

located just south of Highway

119, fronting I-25.

“We had a

lot of inter-

est on it. A

lot of people

like the loca-

tion, given it

has highway

frontage on

I-25,” said

Brett MacDougall of Unique

Properties Inc.-TCN World-

wide, who represented the

seller with Marc Lippitt, also

of Unique Properties.

“It’s a very functional, flex-

ible property, and it has a very

strong tenant in it, which I

think was most appealing to

people,” MacDougall said.
