Taylor Kohrs recently began
construction on Ash Street
Apartments, the latest afford-
able multifamily housing project
developed by Koelbel and Co.
and Mile High Development.
Completion is slated for May.
Designed by Davis Partner-
ship, the new 138,915-square-
foot building sits on a 1-acre
urban site bounded by neigh-
boring apartments and busi-
nesses. The five-story building
is comprised of 112 units with
one-, two- and three-bedroom
layouts and individual balco-
nies.
“The project is surrounded
by zero-lot lines with minimal
staging and site access, requir-
ing just in time deliveries and
enhanced schedule coordina-
tion,” said Scott Heasty, Taylor
Kohrs project manager. “As con-
struction progresses, we’ll need
to utilize areas under podium
and at the second-level patio for
staging. Lane closures and pub-
lic safety will be a priority and
present some complications that
wouldn’t otherwise be encoun-
tered on an open site.”
In addition to challenges,
though, the project does present
an opportunity. “Being a Colora-
do-based general contractor, we
appreciate the fact that we can
partner with such great develop-
ers and architects to help close
the gap in affordable housing
offered in Denver,” Heasty said.
Ash Street Apartments will
consist of four levels of wood
frame construction on top of con-
crete (post-tension) deck over
parking. The project includes
two elevator or stair cores, and
two commercial spaces on either
end of the first floor of the build-
ing. Amenities include a second-
level landscaped outdoor com-
munity patio, community room,
exercise room and 92 parking
spaces.
Taylor Kohrs recently complet-
ed another Koelbel and Co. proj-
ect, Garden Court Apartments at
Yale Station. The 66-unit afford-
able housing project partnered
with Regional Transportation
District to offer Neighborhood
Eco passes for residents that
significantly reduced transpor-
tation costs. Taylor Kohrs also
recently completed Avondale
Apartments with Del Norte
Neighborhood Development
Corp. It is an 80-unit afford-
able housing project with office
space, day care and parking
located within the building.

Hyder has completedDetroit
Terraces, a three-story, 50-unit,
$7.5 million stick-frame apart-
ment building at 1530 Detroit
St. The City Park neighbor-
hood apartments feature sleek
and modern finishes and 35
spaces of underground park-
ing and provide a much-need-
ed affordable housing option
in central Denver.
The units consist of 30 stu-
dios, 15 one-bedrooms, five
two-bedrooms and private
balconies. The building pro-
vides amenities such as a roof-
deck terrace with grill, fire pit
and canopies; a gym/exercise
room; a community roomwith
shuffleboard, arcade games,
flat screen TVs and wet bar;
additional storage units, bike
racks and bike maintenance
equipment; and views of
downtown and the mountains.
Hyder overcame several
challenges during the project,
including utility relocation
and a zero-lot line.
“Relocating the utilities
required the team’s thorough
analysis of the existing site
and conditions, and precise
and constant communica-
tion with extremely busy util-
ity companies to make nec-
essary modifications,” said
Hyder Project Manager Colin
Stone. “Working on a zero-lot
line left little room for stag-
ing and logistics; to accom-
modate the site constraints,
Hyder mapped existing loca-
tions and measurements and
meticulously scheduled and
coordinated with field crews,
subcontractors, inspectors, the
local community and direct
neighbors.”

Himmelman Construction
Inc. recently completed Phase
III of The STEM School and
Academy, which is located
at 8773 S. Ridgeline Blvd. in
Highlands Ranch. This is an
award-winning K-12 charter
public school in the Douglas
County School District.

The Wencel Building, locat-
ed at 13th and Walnut streets
in downtown Boulder and
designed by Studio Architec-
ture, has been awarded LEED
Gold certification. The Leader-
ship in Energy and Environ-
mental Design rating system,
developed by the U.S. Green
Building Council, is the fore-
most program for buildings,
homes and communities that
are designed, constructed,
maintained and operated for
improved environmental and
human health performance.
“Studio Architecture is very
proud of this LEED Gold cer-
tification and it is further evi-
dence of our team’s commit-
ment to smart and sustainable
building practices,” said Jeff
Dawson, Studio Architecture’s
founder and principal. “Build-
ing green is not only good for
our community, but it pays off
for our clients with energy and
water efficiency so for them
it’s a smart business decision.
This is especially true in Boul-
der, where sophisticated ten-
ants are looking for the most
advanced and energy-efficient
buildings they can find in a
very competitive market.”
Studio Architecture designed
the four-story office building
for W.W. Reynolds Cos. and
incorporated a contemporary
facade that integrated three
adjoining historic structures.
The Wencel Building’s core
and shell systems were com-
pleted in August and the proj-
ect is now undergoing tenant
improvements.
The
Wencel
Building
achieved LEED Gold certifi-
cation for implementing prac-
tical and measurable strate-
gies and solutions aimed at
achieving high performance in
sustainable site development,
water savings, energy effi-
ciency, materials selection and
indoor environmental quality.
To reach Gold certification, the
design team captured 75 out of
the 110 points available under
LEED BD+C: Core and shell
(v2009) program.

certification
demonstrates
tremendous green building
leadership,” said Rick Tender-

USGBC. “The urgency of USG-
BC’s mission has challenged
