Hyder has completed Detroit Terraces, a three-story, 50-unit, $7.5 million stick-frame apartment building at 1530 Detroit St. The City Park neighborhood apartments feature sleek and modern finishes and 35 spaces of underground parking and provide a much-needed affordable housing option in central Denver. The units consist of 30 studios, 15 one-bedrooms, five two-bedrooms and private balconies. The building provides amenities such as a roofdeck terrace with grill, fire pit and canopies; a gym/exercise room; a community room with shuffleboard, arcade games, flat screen TVs and wet bar; additional storage units, bike racks and bike maintenance equipment; and views of downtown and the mountains. Hyder overcame several challenges during the project, including utility relocation and a zero-lot line. “Relocating the utilities required the team’s thorough analysis of the existing site and conditions, and precise and constant communication with extremely busy utility companies to make necessary modifications,” said Hyder Project Manager Colin Stone. “Working on a zero-lot line left little room for staging and logistics; to accommodate the site constraints, Hyder mapped existing locations and measurements and meticulously scheduled and coordinated with field crews, subcontractors, inspectors, the local community and direct neighbors.”
