An international outdoor gear
company signed one of the larg-
est industrial leases in Boulder
County in years in a building
Etkin Johnson Real Estate Part-
ners is completing at the Colo-
rado Tech Center.
Fenix Outdoor Import, a
Swiss company whose brands
include Fjällräven, Tierra, Pri-
mus, Brunton and others, leased
Etkin Johnson’s 136,701-square-
foot speculative building at
1900 Taylor Ave. in Louisville.
The building was one of the
first speculative industrial/flex
buildings built in the submarket
since the recession, and the lease
is the largest deal in CTC in
seven years.
Etkin Johnson also completed
several other significant leases
recently, bringing its 10-build-
ing, 870,000-sf Colorado Tech
Center portfolio to 100 percent
occupancy.
“Companies looking to
expand in Boulder are having a
difficult time finding industrial
space that meets their require-
ments,” said Ryan Good, Etkin
Johnson partner and execu-
tive vice president. “Low sup-
ply, high lease rates and few
development opportunities are
prompting businesses to relo-
cate to surrounding areas, and
CTC has proven to be the ideal
solution,” he said.
FenixOutdoor Import is grow-
ing and will consolidate into its
new space in June. It currently
leases about 60,000 sf plus some
overflow space in north Boulder.
“They’re in Boulder County,
they wanted to stay in Boulder
County, and the green energy
features were very attractive,”
said Bill Thompson of CBRE,
who represented Fenix Outdoor
with CBRE brokers Jeremy Kro-
ner and Alex Hammerstein. The
building features low-E glass, a
cool roof, highly efficient HVAC
system, skylights, LED exterior
lighting and electronic vehicle
charging stations.
White Wave Foods Co. recent-
ly leased Etkin Johnson’s other
new flex building at CTC, a
66,350-sf building at 1900 Cher-
ry St. White Wave will move
into its building this spring.

A Class A office campus for a
new generation of office tenants
is coming to a 15.46-acre site
along the Northwest Parkway in
Broomfield.
Atria at Broomfield Corporate
Center will promote a work-life
balance with 173,380 square feet
of office space brimming with
natural light, “spectacular” Flat-
irons views, common outdoor
work areas, and access to hiking
and biking trails.
The two 86,690-square-foot
buildings, each with atria, or
atriums, on either side, will be
wrapped on three sides with
12-foot floor-to-ceiling glass. Rol-
lup glass garage doors and a gar-
den-style courtyard will enhance
the indoor-outdoor work envi-
ronment.
“It’s a product that no one
else has delivered in the mar-
ketplace,” said Ryan Good, exec-

offer

efficient space
with
high-
efficiency HVAC, skylights and

Construction is slated to begin
in November.
“We are creating a product
that a new generation of tenants
wants,” said Good. Atria will
feature open floor plans with
exposed, 18-foot ceilings. There
is a focus on natural light to
maximize employee productiv-
ity and reduce energy consump-
tion.
Amenities including open
space, trails, housing and a hotel
surround the high-visibility site,
which will have signage on the
Northwest Parkway. The park-
ing ratio is five spaces per 1,000
sf.
Atria was designed by Ware
Malcomb Architects. Delivery is
expected in third-quarter 2016.
Etkin Johnson’s Broomfield
Corporate Center is a 74.31-acre
master-planned development
with a mix of apartments, office,
industrial and retail space.

Boulder Community Hospi-
tal recently acquired its ninth
building near the Foothills Hos-
pital campus for $3.07 million in
an off-market transaction.
The hospital purchased the
14,194-square-foot office build-
ing at 4141 Arapahoe Ave. in
Boulder from Gary Krantz.

The multitenant building was
100 percent occupied at the time
of the sale.
Buying property around the
Foothills Hospital is part of a
long-term strategic plan for
future expansion, according to
hospital spokesman Rich Shee-
han. A specific plan for the new
building is still being formulat-
ed, but the use will be medical
in nature.
Boulder Community Hospital
previously acquired eight build-
ings in the Riverbend Business
Park due east of the hospital,
which occupies the northeast
corner of Foothills Parkway and
Arapahoe Avenue. The building
at 4141Arapahoe is at the north-
west corner of the intersection.
Sheehan said the hospital
would be discussing options
with current tenants, which
include architects, business con- sultants, insurance agents and a psychologist. The building was
constructed in 1983.
