creasingly popular in Denver’s high-density areas, like the
urban core and the Cherry Creek North shopping and res-
idential center. Urbanity creates spaces that build human
networks, support a neighborhood economy and draw both
young and older residents who thrive on a mix of experi-
ence-rich opportunities for living, playing and working.
That building is 16M, a striking mixed-use center at 16th
and Market. With four floors of luxe apartments, 15,000
square feet of high-end retail and 132,000 square feet of
Class AA office space, 16M is a classic example of energizing
a neighborhood with density while maximizing the land
use. The building is unmistakably modern, with a stacked
appearance, punctuated with outdoor balconies that prom-
ise breathtaking views. The building also pays homage to
LoDo’s historic roots with an iconic Denver red brick façade.
The LEED-certified building has received numerous
design honors, including a 2016 award from the Denver
Downtown Partnership. Each year, a panel of judges spends
several months reviewing nominees for the prestigious
award, which honors companies and organizations that
have made extraordinary contributions to the downtown
cityscape. Gambrill says Gensler is honored to be recog-
nized for an infill project that presented numerous design
challenges and underwent rigorous review by the LoDo
Design Review Board.
Gensler’s Denver office has numerous projects now un-
derway: 16 Chestnut, HUB, One Belleview Station, Prologis’
headquarters, and new office space for CBRE and Cush-
man & Wakefield, as well as a strategic programming ef-
fort for the Wellington Webb office building.
