An outdoor products supplier
has acquired 20 acres of land in
the Colorado Tech Center in Lou-
isville for construction of a new
distribution facility.
Allen Co., which has been head-
quartered in Broomfield since
1970, will build an approximately
300,000-square-foot facility on the
site, which is located at Boxelder
Street and CTC Boulevard in the
southeastern portion of the tech
center. The buyer paid $2.3 mil-
lion for the property, according
to Andrew Freeman, president of
Freeman Myre, who handled the
transaction.
The building will accommodate
Allen Co.’s expanding business,
said Freeman.
“We began working on the
deal
about
five years ago,
toured multi-
ple sites across
the metro area,
and it’s fantas-
tic to see one
of the largest
user develop-
ment projects
in the metro
area finally
land in the Colorado TechCenter,”
he said. “This was one of the last
contiguous sites remaining in the
park and most likely in the rest of
the Highway 36 corridor.”
Allen Co. is a leading supplier
of hunting, shooting, archery and
other outdoor products.
Other transactions Freeman
recently handled included:
• Aragon Elastomers’ 30,000-sf
lease at 740 S. Pierce Ave., also in
the Colorado Tech Center. Ara-
gon designs, develops and manu-
factures polyurethane products
for several industries. Aragonics,
also in the polyurethane industry,
signed a lease for 23,000 sf in the
same building.
• A pair of leases at 226 Com-
merce St. in Broomfield. Forte
Supply Co., an ice-cream and
yogurt vending machine distri-
bution company, leased 11,000 sf.
Stone Lighting, a high-end light-
ing distribution company, also
leased 14,000 sf recently in the
same building. In addition, the
Denver Post leased 14,000 sf at 224
Commerce earlier this year for use
as a newspaper delivery annex.
• The $3.1 million sale of a
12,000-sf building at 3000 Pearl St.
in Boulder. Freemanwas the man-
agingmember of the limited liabil-
ity company that sold theproperty
to Southern Land Co. It is among
four sites being assembled for
Rêve, which Southern Land will
develop across from the Google
campus in Boulder. The develop-
ment will include 244 residential
units, as well as office, retail and
restaurant space.
• A20,000-sf lease renewal with
Lockheed Martin Corp. at 6565
Odell Place in Boulder. Lockheed
Martin has been in the building,
which is a mile from the compa-
ny’s 150,000-sf facility in Gunbar-
rel Business Park, since Freeman
acquired it in 2000.
