Class A industrial space for
small users is coming to the
Colorado Technology Center in
Louisville.
Summit at Colorado Technol-
ogy Center will provide new
space to tenants as small as 9,600
square feet. The 62,400-sf build-
ing is one of the first speculative
projects for small users to break
ground this development cycle.

An affiliate of Etkin Johnson
Real Estate Partners sold 51 acres
of property at Broomfield Busi-
ness Center along the Northwest
Parkway and Via Varra Road.
Etkin Johnson retained 15.46
acres within the business cen-
ter for development of the Atria
office buildings. Broomfield
Commercial LLC, which lists is
address as that of Grand/Sawka
Properties LLC, paid $8.7 mil-
lion for the remaining develop-
able land, according to public
records.
The land is master planned
for mixed-use development.
Grand/Sawka, one of the Mid-
west’s largest private develop-
ers, didn’t return phone calls
about the acquisition.
In addition to the Atria site,
where Etkin Johnson will devel-
op173,380 sf of single-storyoffice
space, Broomfield Business Cen-
ter includes the Retreat at the
Flatirons, a 374-acre apartment
community that Etkin Johnson
developed. Invesco Real Estate
bought the apartments late last
year for $252,674 per unit.

$11.33 million transaction.
