Wiens Real Estate Ventures is
launching a $20 million specu-
lative building at Arista that
will deliver large blocks of
Class A office space to a market
with dwindling supply.
The five-story, 82,000-square-
foot Arista Place II, which will
include street-level retail, reig-
nites office development in the
200-acre transit-oriented devel-
opment in Broomfield. Arista
Place I, a 111,160-sf office/retail
building, was completed in
2008, and, “The office compo-
nent of it has been 100 percent
leased for several years now,”
said Joe Zepeda Sr., project
manager. “We continuously are
getting calls about space avail-
ability, which we just don’t
have,” he said.
“The market on the corridor
now is such that the availabil-
ity of large blocks of Class A
office space is really drying
up.”
The U.S. 36 corridor has less
than a handful of office spaces
of 50,000 sf or more, and ten-
ants whose leases are expir-
ing in the next two years are
actively looking for options,
according to Don Misner of
JLL, who is preleasing Aris-
ta Place II’s office space with
JLL’s Joe Heath.
“What we’re seeing is ten-
ants are getting out ahead of
their lease expirations by 18
to 24 months now in order to
allow time for new construc-
tion if they can’t find a home,”
he said.

New industrial development
is on its way to a 20-acre site
between U.S. Highways 36 and
287 in Broomfield.
Northstar Commercial Partners
purchased the former Microsemi
Corp. property at 800 Hoyt St.
for $2.5 million for development
of Broomfield Commerce Center.
The seller was International Risk
Group, which has spent the last
couple of years remediating the
site for redevelopment.
The property, which is in an
urban renewal area, contains
an obsolete, 110,000-square-foot
manufactur-
ing building
that has been
vacant
for
several years
and will be
demolished.
“Our intent
is to develop
three build-
ings consist-
ing of 350,000
square feet of state-of-the-art
industrial product,” said Brian
Watson, Northstar founder and
CEO.
Northstar Commercial Part-
ners is in the entitlement process
with the city of Broomfield.
“The vacancy rate in the area is
in the low single digits, so there

trial building in Longmont.

ing will relocate to a
61,000-square-foot building at
1850 Lefthand Circle. It cur-
rently is located in a 15,300-
sf building on two acres in
Frederick.
