Inverness Properties is mar-

keting a Class A office building

planned for a site overlooking

Meridian Golf Club.

Heritage at Meridian will be

a four-story, 69,731-square-foot

office building in Meridian Inter-

national Business Center, a mas-

ter-planned park with access to

Interstate 25 and the 470 beltway.

“The views onto the golf

course and the mountains to the

west are as good as it gets,”

Inverness Properties’ Randy

Swearingen said of the develop-

ment site. “There’s a great view

from every floor,” added Len

Chanda, a developer with deep

family roots in Colorado whose

family trust intends to own the

building for years to come.

Chanda is seeking a major

tenant for the building, which

could be delivered in 16 months.

“We’re in a prime position to

deliver in the shortest amount

of time,” he said. Based on the

activity in the market, Inverness

Properties’ Charlie Davis said

there is a very good chance of

landing a user within the next

few months.

Chanda bought the 4.98-acre

site at 9665 Maroon Circle in

Englewood in 2007, before the

market for new office product

disintegrated.

“Those times have changed

now. We have a very robust mar-

ket. We’ve seen vacancy rates

go down very significantly,”

Chanda said. “The vacancy rate

doesn’t tell the whole story of

quality buildings,” he added,

noting it includes older, function-

ally obsolescent space.

“Len is going to create a won-

derful building that has a lot of

the bells and whistles that com-

panies are looking for in their

property,” Davis said. “It’s our

philosophy to provide the best

possible building for a business

to have their location in. That’s

how we keep tenants,” Chanda

noted.

Heritage at Meridian will

offer abundant natural light, a

4.75:1,000 parking ratio (includ-

ing 36 covered spaces) and

lease rate of $23 per sf triple net,

depending on the term, location

within the building and finish

allowance.

Corporate headquarters and

office facilities for companies

including Liberty Media, West-

ern Union, American Fam-

ily Insurance, Dish Network,

CH2MHill, TriZetto Corp., Cath-

olic Health Initiatives and others

surround the site. It’s close to

Centennial Airport and allows

for an easy commute to Denver

International Airport. “The ease

of getting to DIA from Meridian

is certainly a reason that a lot of

companies choose to locate in

Meridian,” Davis commented.

There are restaurants, retail

and hotels nearby, as well as

a growing number of residen-

tial neighborhoods. “There’s a

lot of residential growth into

the southeast corridor. That is a

big plus as far as this location,”

Chanda commented.

Denver-based commercial

interior design firm Elsy Stu-

dios acquired a 4,000-square-

foot office condo building at

3528 Tejon St. in the Lower

Highland neighborhood for

$1.25 million.

Elsy will lease part of the

two-story building to Seattle-

based furniture manufacturer

Watson Furniture for its first

Denver showroom.

Elsy Studios has grown to

a 10-person firm over the last

two years in order to meet

demand. The new space will

allow it to continue on its

growth trajectory, accommo-

dating up to 20 employees.

“Elsy Studios has built a

strong reputation for creativ-

ity and project delivery over

the last two years,” said Lynn

Coit, company president and

founder. “This new office

space will allow us to grow

and provide an even higher

level of service to clients in

a convenient and thriving

central location. By leasing

part of our space to Watson

Furniture, we can offer an

atmosphere filled with design

inspiration.”

The building was attractive

to Elsy because of the location

and visual appeal. Designed

by Jim Bothwell in 2006, it

received a Denver Mayor’s

Design Award for core and

shell.
