A 5.94-acre property in Cher-
ry Hills Village that was under
contract twice to developers
will continue to be used pretty
much as it has been for many
years.
With developers unable to
secure approvals for develop-
ment, most recently of a senior
living facility, the Bishop &
Diocese of Colorado recently
sold the property at the south-
east corner of South Clarkson
Street and East Hampden Ave-
nue to Sanctuary Christian Fel-
lowship for $2 million. The site
is across the street from Swed-
ish Medical Center.

Episco-
pal Church operated in a
10,000-square-foot
church
building on the property, locat-
ed at 3600 S. Clarkson St., from
1968 until 2009. Also on the
site is a unique, 1,840-sf barrel-
roof house designed by noted
architect G. Andreson that the
Dragon’s Den, a meeting facil-
ity for Alcoholics Anonymous,
Al-Anon and similar groups,
occupies and will continue to
occupy.

ing to enter-
tain propos-
als that were
presented for
development
of the site.
“The
only
thing
that
could go there in my mind was
another church,” said Knott,
who began marketing the
property to that use after the
owner dropped the price by $1
million. At one time the prop-
erty was listed at $6 million.
Sanctuary Christian Fellow-
ship will use the church, which
has capacity for 161 people as
well as a day care facility, for its
services. Phil Beggarly and Jeff
Tompkins of Capstone Com-
mercial Partners LLC repre-
sented the buyer.
