IBC Holdings LLC has leased
235,576 square feet of high-cube
industrial space at its Park 12Hun-
dred project in Westminster and
alsohas a 297,172-sf office building
there under contract for sale.
Frictionless World, a growing
agricultural equipment company,
signed a lease for 150,681 sf of
industrial space, and Springs Fab-
rication took another 84,895 sf.
Both are seven-year deals.
Adams County is under con-
tract to buy the office building
for $9.6 million. It plans to move
its Human Services Department,
Child and Family Center, Head
Start, and Workforce & Business
Center into the space by March
2017.
The deals will consume all of
Park 12 Hundred’s office and
high-cube industrial space, leav-
ing 163,105 sf of light-industrial
product, 126,272 sf of flex space,
and 20 to 25 acres of development
ground.
Park 12 Hundred is a redevel-
opment of Avaya’s former 1.2
million-sf office/manufacturing/
distribution facility on 106 acres
at Interstate 25 and West 120th
Avenue. IBC Holdings knocked
down 400,000 sf of themain build-
ing to provide more functional
space for tenants. It will finish the
repositioning effort, a joint venture
with Boston-based Long Wharf
Real Estate Partners LLC, by Dec.
1.
Brian Mott, IBC co-founder and
managing director, said the com-
pany is “thrilled” to have Fric-
tionless World and Springs Fab, a
metal manufacturing company, as
part of the project.
“These are both growing com-
panies. They
both have a

to them, so
there’s going
to be some
good employ-
ment that will
be contained
within the space,” he said.
The tenants are expected to
move to the property in February.
Frictionless World will be com-
ing out of 18,800 sf in Louisville. It
will have warehouse, engineering,
administrative and light-assembly
functions at Park 12 Hundred,
according to Chris Ball of Cassidy
