A sale-leaseback opportunity
in Berthoud brought Colorado
investors out in force.
There were multiple offers
for Associated Thermoforming
Inc.’s 70,000-square-foot manu-
facturing facility, which sold at
its full asking price of $3.8 mil-
lion.
Associated Thermoforming
signed a 15-year lease for the
property at 765 N. Second St.
and 210 Turner Ave.
“The length of the lease and
the lack of other investment
opportunities in the market
were the two driving factors,”
CBRE’s Mike Eyer said of the
interest in the property.
Associated Thermoforming
has a long history in the prop-
erty, Eyer said. The building
was built in the 1970s. It was
relatively new when Associated
Thermoforming bought it, and
the company
added onto
the
build-
ing multiple
times, with

recent addi-
tion complet-
ed in 2012.
Crashway
LLC, a North-
ern Colora-
do investment group, was the
buyer.
Eyer, along with CBRE bro-
kers Julius Tabert, Kyle Lundy
and Jon Rue, were the listing
brokers. Jim Mokler of Mokler
Realty represented the buyer.
