footage of parking garages and using the additional space for
other purposes (such as secure bike storage with specific bike
lockers). Other creative ideas include coordinating carpools for
residents, establishing on-site dedicated car sharing parking
spaces to residents and having on-site bike share stations.
Designing Efficiently and Sustainably
Apartment developers understand what their residents
want from a home within an apartment community, and
they are designing spaces that meet various needs. For exam-
ple, people who reside in a downtown apartment building are
content with smaller units as long as large common areas are
available where they can go to work, relax or entertain friends.
This might include pool decks, work areas with Wi-Fi or fit-
ness rooms, all on site and within a short elevator ride of their
apartment. Suburban apartment dwellers still want the op-
tion of larger units, where they can enjoy the quiet comfort of
their own apartment home along with access to the common
areas. Quality constructionwith a focus on sustainability is the
key to any building’s success into the future. Designing the
project to the sustainable principles of LEED standards contin-
ues to be a focus.
Denver’s apartment market continues to grow at a rapid
pace while meeting the housing needs of the new companies
and employees who continue to move here. Forward-thinking
apartment developers are doing a good job of addressing both
the current and future expectations of the marketplace by un-
derstanding what their residents want.
