Craft brewer, aerospace firm lease space in new CTC building

A Boulder craft beer company will expand into a recently completed Louisville building where an aerospace engineering company also signed a new lease.

Fate Brewing Co. will open a restaurant, tasting room and brewing space in 14,858 square feet at 1772 Prairie Way in the Colorado Tech Center.

“I’m excited to have Fate for multiple reasons. Personally, I’ve always enjoyed Fate’s beer and felt they have the best food of any brewery I’ve been to. On a business level, they’ll not only be an attractive addition to our building, but they’re going to liven up the CTC, which is in desperate need of restaurants and gathering places for the business park’s employees and customers,” said Ben Blaugrund, building owner and developer.

“Fate is more than excited to continue its brewing production future in the city of Louisville,” said Michael Lawinski, Fate owner. “We are thrilled to be in CTC and such a wonderful town, one that I have personally lived in since the early 2000s. I couldn’t be more excited than to pursue our ‘fate’, grow our business and dig our roots further into a place we call home.”

Tendeg, which has offices in Aspen and Los Angeles, also will relocate to the building. Currently located at the tech center, it leased 7,349 sf at 1772 Prairie, a flex/light-industrial building that Breakaway Business Center LLC completed in the first quarter.

“We are excited to welcome both Fate and Tendeg to 1772 Prairie Way,” said Chris Ball of Cushman & Wakefield. “Both companies are a great fit for the building and contribute to the diverse tenant mix of the project.”

Fate and Tendeg will join ePac, a digital flexible packaging company that will open in fall, and Apex Movement, a parkour gym that recently opened.

Ball and Joe Krahn of Cushman & Wakefield, along with Jason Kruse of The Colorado Group, represented the landlord in the transaction. Erik Abrahamson of CBRE represented Tendeg, and Jim Howser of Gibbons-White represented Fate Brewing.

The 83,000-sf building at 1772 Prairie Way offers 21- to 24-foot ceiling heights, dock-high and drive-in loading and divisibility to 7,800 sf. There is 38,000 sf of available space.
