NexCore Group celebrated the grand opening of its latest addition to the St. Anthony North Health Campus – the 41,400-square-foot Medical Pavilion. Located on the 35-acre Westminster campus, at the interchange of Interstate 25 and 144th Avenue, the two-story building at 500 W. 144th Ave. is the second health care facility NexCore has delivered there. The freestanding physician office building is 100 percent leased. “We are very excited about our continued partnership with St. Anthony North on this new campus,” said Jarrod Daddis, managing principal at NexCore. “The new Medical Pavilion is a continuation of the hospital’s promise to provide the residents of North Denver with a one-stop location for all of their health care needs.” NexCore developed the Medical Pavilion in collaboration with St. Anthony North, a full-service, acute care community hospital and member of Centura Health. Davis Partnership Architects designed the building, constructed by Waner Construction Company Inc. NexCore Properties LLC is the property and asset manager. NexCore engaged the Medical Pavilion design and construction teams in a target-value design process, in which all participants realized the need to provide budget-conscious solutions for all building systems. The result of this collaborative design process is a building that strikes the right balance between cost and value, achieving efficiency in both first-cost and life-cycle costs, the firm noted. Design efficiencies included shifting the main lobby’s exposed stair element into the entry vestibule and out of the main building footprint. This change allowed the team to create a two-story entry lobby, which resulted in larger tenant spaces in that particular corner of the building and reduced the common area factor. The team also designed a multimetering electrical system that directly bills all tenants for electrical demand within each suite, thus eliminating the need for each tenant to set up a separate account with the utility company and reducing the size of the electrical closet on each floor. The Medical Pavilion houses cardiology and vascular, ear nose and throat, ophthalmology, orthopedics, physical therapy, prosthetics and orthotics, and urology services. The Medical Plaza primarily serves independent physicians who are aligned with the hospital and who derive no operational advantage from a physical connection to the hospital, according to NexCore. St. Anthony North Health Campus also is leasing space in the building for future hospital outpatient services. Cornerstone Orthopaedics & Sports Medicine is the largest tenant in the Medical Plaza, leasing 14,221 sf. “Cornerstone Orthopaedics & Sports Medicine is very excited to be growing with the community on the St. Anthony North Health Campus,” said Anjela Watson, the group’s executive director. Previously, Nexcore developed Phase I of the greenfield campus, a 48,000-sf facility that combined a freestanding emergency department and other hospital outpatient services with independent physician offices. In 2015, Phase I was connected to the Phase II hospital and now serves as the entryway for all emergency services on the campus that serves about 150,000 residents within a 5-mile radius and 450,000 residents within a 10-mile radius. SCL Health, Emerus, Duke Realty open facilities SCL Health System, a faith-based nonprofit, and Emerus, a national provider of medical care, formed a joint venture to build and manage four new freestanding inpatient community hospitals in the metro area, two of which recently opened. All four of the facilities are being developed by commercial real estate developer Duke Realty. Late last year, the 37,080-squarefoot SCL-Emerus Health Community Hospital at 6500 W. 104th Ave. in Westminster opened and the 37,080-sf SCL-Emerus Health Community Hospital at 8515 W. Coal Mine Ave. in Littleton opened in May. The development team also is developing two other hospitals in the Denver area, a 37,080-sf facility in Aurora and a 55,000-sf hospital in Northglenn. Both are expected to open in late summer. While the hospitals are smaller than typical hospital campuses, they offer the same type of health care services found in larger hospitals, including emergency medical care, labor and delivery services, inpatient care, a wide range of surgical procedures, an on-site laboratory and radiology services, according to SCL and Emerus. “These new facilities are part of our organization’s strategy of bringing health care services out into the communities where our patients live and work,” said Michael Slubowski, president and CEO of SCL Health System. “These new facilities give them greater access to the best medical care possible and right in their own neighborhoods.” “We are honored to partner with SCL Health System to expand health care services to the growing Denver region. Kiewit Building Group is the general contractor. The architect is the Houston office of PhiloWilke Partnership. UCHealth Longs Peak Hospital to boost Longmont Longmont’s newest medical center – University of Colorado Health Longs Peak Hospital – is expected to bring a big boost to the city. The Longmont Economic Development Partnership worked with UCHealth to provide an economic impact study for the project. Economic impacts show that the estimated average wage of full-time employees at the hospital will be $88,392. “This, coupled with the $56.1 million investment in personal property expenditures and over $80 million in construction costs, is an economic boost for Longmont,” according to the Longmont EDP. “This project is directly tied to our Advance Longmont strategic plan in providing expanded services and jobs for our local citizens,” added Jessica Erickson, Longmont EDP president. UCHealth is partnering with Longmont Clinic to provide care. UCHealth purchased 44 acres at the northwest corner of Highway 119 and County Road 1 for the construction of the three-story, 165,000-square-foot, 48-bed facility. The state-of-the-art facility also will include an emergency department, inpatient beds, an intensive care unit, operating rooms, birth center and advanced cardiac services. UCHealth plans to break ground this fall and open in early 2017. Kaiser Permanente to open at Catalyst HTI Kaiser Permanente will open a health innovation center at the Catalyst Health-Tech Innovation development in Denver’s River North district. The multipurpose Kaiser Permanente health innovation center at Catalyst HTI will provide primary care services. It is modeled after retail-based clinics that offer on-site care for acute conditions. Plans are underway for the center to be designed with the entire patient care experience in mind — from convenient evening and Saturday morning appointment availability to walkup street access and redesigned, comfortable exam rooms. A physician assistant or nurse practitioner and licensed practical nurse will be on staff. Physicians also will rotate through and provide video consultations to patients. Unlike other Kaiser Permanente facilities, the center will serve as a pilot site where new clinical innovations and processes will be tested. Kaiser Permanente plans to make this center its epicenter of high-tech innovation, where clinical providers interested in exploring new methods of care delivery will rapidly test concepts and technology to shape the future of health care. “Excellence in care delivery doesn’t happen in a vacuum,” said Roland Lyon, president of Kaiser Foundation Health Plan of Colorado. “It requires continuous testing and flexibility to meet the demands of an evolving industry and our members’ interest in receiving convenient care. The Kaiser Permanente health innovation center at Catalyst HTI will provide a collaborative venue where we can be part of the conversation to make health care more efficient, accessible and affordable.” “We are thrilled to have Kaiser Permanente as a Catalyst HTI tenant,” said Mike Biselli, co-founder of Catalyst HTI. “Kaiser Permanente is an industry pioneer in developing innovative strategies to integrate technology into health care delivery. Their presence at Catalyst HTI will elevate the collaborative relationships we hope to foster among startups and larger corporations to accelerate health care innovation.” Catalyst Health-Tech Innovation, a health tech industry integrator being developed by Koelbel and Co., health tech entrepreneur Mike Biselli and landowners the Burgess family, will open in the first quarter of 2018. The 300,000-square-foot facility will be located on the west side of Brighton Boulevard between 35th and 36th streets.
