Pinkard Construction Co. tops out 8181 Arista Place

Pinkard Construction Co. recently topped out 8181 Arista Place, a five-story mixed-use building in Broomfield, located near the 1stBank Center in the Arista Development. The architect is gkkworks.

“My favorite part of the design is how it fits into such a diverse development that has so much opportunity and potential. Arista embodies the idea of live, work, play,” said Joseph Doyle, AIA, associate principal with gkkworks.

“Its location, between Denver and Boulder, makes it accessible to everyone and the views stretch across the Front Range – a true representation of why we live in Colorado.” The $12.6 million construction project is 90,000 square feet with structural steel and concrete shear cores, an exterior skin of structural stud framing, and combinations of glass, brick, stone, metal panels and stucco. The first floor is retail and restaurant space, and floors two through five are office space. A rooftop deck is planned.

While the roof and exterior skin are complete, and window installation is underway, the site was really complicated, according to Jess Beccerra, project manager for Pinkard.

“There’s not much space, and sequencing was difficult,” Becerra said.

However, “The most rewarding part of the job was being responsible for transforming the once empty lot into a beautiful five-story building,” said Eric Young, superintendent with Pinkard Construction.

“Building quality is important to us and Pinkard’s window and storefront framing and waterproofing processes resonated with me,” said Joe Zepeda, senior project manager for developer Wiens Capital Management. “Multiple individuals sign off on every single window opening – a quality check for every single window opening.

It impresses me that someone in the construction industry would incorporate that kind of a quality check. I’m seeing evidence of this attention to quality all over the project.” The project is on schedule for a July finish.

“Joseph Doyle with gkkworks has been great to work with,” Young said. “I will build with Joseph every chance I get. The process goes so much smoother with an engaged architect who knows what he is doing and takes pride in working with me to make the building as perfect as is possible.” The feeling is mutual. “Working with Pinkard Construction has been an extremely collaborative and team-oriented process from the start of design through construction,” said Doyle.

Arista Place II LLC is the owner.

Pinkard constructed the adjacent 8001 Arista Place office/mixed-use facility in 2008, which has been 100 percent occupied for several years. Wiens Capital Management subsequently awarded the contract of the 8181 building to Pinkard and construction began early last summer.
