Burst of construction planned at Harmony Technology Park

A burst of approximately $40 million in new construction is in store for Harmony Technology Park in Fort Collins.

A hotel, 40,000 square feet of retail space and a 25,000-sf office building will comprise Harmony Commons, a 9.2-acre development at the southeast corner of Harmony Road and Lady Moon Drive in Harmony Technology Park. Construction of the first two retail buildings, one of which will house a large brewpub concept, is expected to start in May.

“We’ve been marketing and building at Harmony Technology Park for the past five years.

We’ve seen the demand from retailers wanting to be on Harmony Road,” said Kevin Brinkman, president of Brinkman Partners.

T h a t demand has translated into commitments for about half of the first phase of retail development, which will comprise 30,000 sf. In addition to the brewpub, which Brinkman said “will be a cool amenity for the neighborhood,” there will be coffee shop, restaurant, fitness and hair salon uses that will serve as amenities for the park and the surrounding area.

“I think it will be a great tenant mix,” he said.

Brinkman Partners, which is under contract to buy the land from Harmony Technology Park owner and developer MAVD West, has been working with MAVD on the site plan and uses to ensure Harmony Commons is symbiotic with the rest of the park, Brinkman said.

A 105-acre project on the south side of Harmony between Ziegler Road and Lady Moon Drive, Harmony Technology Park houses Rodelle Inc., which has 67,000 sf and land for expansion; a 50,000- sf office building anchored by Numerica Corp.’s headquarters; Brinkman Partners’ 30,000-sf office building; and additional uses.

Eldon James Corp. is planning a 90,000-sf facility in the park, and new medical and senior living uses are going in along Ziegler Road.

Major employers including Intel, Banner Health, Hewlett-Packard, Avago Technologies and others surround the park, and as a result the area also has attracted new rooftops that are feeding demand for retail, Brinkman said.

Brinkman Partners has a medical user for approximately half of the planned office building. The hotel, which will include approximately 100 guest rooms, will carry a national flag and likely will start construction in the fourth quarter.

Fort Collins-based r4 Architects is designing the commercial space.

Brinkman Partners will be the contractor.

Brinkman Partners expects to announce Harmony Commons’ tenants within the next month.

The True Life Companies LLC recently paid $3.6 million, or 33 cents per square foot, for 247 acres of residential development land known as Lee Farm at 4300 Wilson Ave. in Loveland.

The seller was GA Lee Farm LLC. The buyer had to complete a partial modification to the planned unit development, and major infrastructure improvements will provide for continued development in that part of the city.

“It’s a piece that’s going to prompt the continuation of development in the northwest part of the city of Loveland,” said Larry Melton of Realtec-Loveland, who was involved in selling the property with CBRE’s Peter Kast and Nathan Klein of Loveland Commercial.

“It’s a great piece of property,” said Eric Roth of CBRE, who represented the buyer with Martin Roth, also of CBRE. Predominantly single-family development is planned.

A rental equipment company catering to the oil and gas industry leased an approximately 4-acre industrial lot for its business. The property at 22785 Weld County 62 in Greeley, within Union Colony Business Park, includes a residence that will be used for offices.

The tenant, Grady Rentals LLC, is shifting its Wyoming operations to Colorado, according to Dan Leuschen of SVN/Denver Commercial, who represented the landlord, Peckham Development Corp. “They already are operating here, but they wanted to consolidate in one yard, and Greeley was more central for their Rocky Mountain region,” Leuschen said.

Grady Rentals is headquartered in Cleburne, Texas.

Orange Canyon Investments paid $600,000 cash for 4,890 sf of office/industrial space at 6748 N. Franklin Ave. in Loveland. The acquisition was part of a 1031 exchange.

Bill Reilly and Jerry Chilson of SVN/Denver Commercial were the listing brokers. Craig Hau of The Group Inc. represented the buyer.

The Colorado State University Research Foundation purchased a 3,854-sf office property at 1105 W. Myrtle St. in Fort Collins from American Baptist Church. The price was $540,000.

The property became surplus after American Baptist Church expanded its Elderhaus Center to new facilities.

CSURF owns the property to the south Steve Kawulok of SVN/Denver Commercial was the listing broker.

MJL Properties Inc. purchased an 8,072-sf office building at 3705 W. 12th St. in Greeley for $580,000, or $71.93 per sf.

Bruce Campbell and Patrick O’Donnell of Realtec-Greeley represented the buyer. Bruce Willard of Austin & Austin Real Estate represented the seller, Parkview Professional Partnership LLP. Steven D. Chmielowiec purchased 15.5 acres of land on Neighbors Way in Loveland for $265,000, or 39 cents per sf.

Larry Melton of Realtec-Loveland represented the buyer. Don Mackey of Re/Max Alliance represented the seller, The Russell Living Trust. Tra Mar Mechanical Inc. leased 3,000 sf of industrial space at 317 Lincoln Court in Fort Collins.
