Gunbarrel spec bldg. divisible to 2,500 sf

A 30,399-square-foot office/ light-industrial building with high ceilings and divisibility to 2,500 sf will be delivered in Gunbarrel in July.

The speculative building at 6035 Longbow Drive could accommodate a wide range of users, from small contractors to technology companies, said Jason Kruse of The Colorado Group, who is marketing the building for developer Burden Inc. It also will offer the opportunity for signage on the Diagonal Highway and an end suite that is particularly suited to creative office space, he said. “The Boulder market is, obviously, tight right now,” said Keith Burden, vice president of Burden Inc. “We felt that Gunbarrel was a good alternative location for those tenants that are looking for 3,000 to 30,000 square feet.” “It’s very close to Longmont. It’s very close to Boulder, and you can get on I-25 via Highway 52 very easily,” said Kruse.

For tenants such as outdoor companies that want a Boulder address, the building will provide that, too. “It’s considered Gunbarrel, but it’s within the Boulder city limits, so it has a Boulder address,” Kruse said.

The building is unusual in that it is suitable for small tenants but also has 20-foot ceilings. It also will have 12-by-10-foot loading doors and mountain views.

Golden Triangle Construction is the general contractor for the building, which Railton McEvoy Architects designed.

Burden Inc. owns approximately 500,000 sf of commercial property, predominantly in Boulder County.
