The former Gold Star Sausage factory in River North recently sold for the second time this year and is being repurposed as creative office/retail space. Pathfinder Winfield RiNo Holdings LLC bought the 47,326-square-foot property, which consists of five joined single-story buildings with a partial mezzanine and lower level, for $4.57 million. The seller, 1425 Market LLC, paid $3.2 million for the property in March. Located at the corner of 28th and Walnut in Denver, 2800 Walnut St. will offer unique bow-truss ceilings with skylights and a large outdoor plaza. OZ Architecture is designing the new space, which will be delivered next summer. Solesdi U.S., a manufacturer’s representative for high-end kitchen, bath and furniture products, will open a showroom in 8,950 sf, said Trent Rice of NAI Shames Makovsky. Rice and Brian Bair, also of NAI Shames Makovsky, represented the buyer and are representing the landlord in leasing up the space. Spaces of 2,650 to 38,326 sf are available. The building will have natural light, 18- to 30-foot ceilings, common-area meeting space, a kitchen, locker room, showers and a bicycle barn with a bike repair station. The parking ratio will be 1:1,000. River North is one of the hottest neighborhoods in Denver. According to Shames Makovsky, office and mixed-use office/retail vacancy in RiNo are under 5 percent.
Holtz Industries paid $113,500, or $2.89 per square foot, for 39,258 sf of vacant land at 13000 E. Albrook Drive in Denver. The property is less than a mile from Interstate 70, off East 46th Avenue and Albrook. Matt Kulbe of NavPoint Real Estate Group represented the seller. Charles Reynolds of Vista Commercial represented the buyer.
