Evergreen Building takes root at Sky Ridge Medical Center

The latest medical office building on the campus of Sky Ridge Medical Center in Lone Tree has taken root.

This month a certificate of occupancy will be issued for the Evergreen Building, a 121,005-square-foot, four-story building, which will see its first tenants early next year and fill a need for medical office space on the hospital campus at the southwest corner of Interstate 25 and Lincoln Avenue.

“It’s very exciting for the hospital to have space available on campus,” explained CBRE’s Dann Burke, who noted the continued growth and development of the hospital draws interested tenants to the 48-acre campus but the long history of high occupancy of the existing two medical office buildings on campus hasn’t allowed Sky Ridge to meet demand. Between completed leases and commitments moving forward, the Evergreen Building is around 70 percent occupied and can accommodate 1,300- to 10,000-sf tenants, added Burke, who, with CBRE’s Kory Fasing, handles leasing of all three of the medical office buildings on Sky Ridge’s campus. CBRE also is the property manager for all of the buildings. Adjacent to The Women’s Hospital at Sky Ridge, the building will be home to a number of women- and children-related tenants, including a pediatric emergency room owned by the hospital, as well as tenants such as Conceptions and Sally Jobe Breast Center, providing synergy between the two buildings, noted Susan Hicks, RN, president and CEO of Sky Ridge Medical Center. As well, the connectivity to the hospital and being a part of a hospital campus is a big draw for tenants, as is the high caliber of medical staff practicing at Sky Ridge, she added. Sky Ridge’s existing medical office buildings, the Aspen and Conifer, 118,000 and 110,000 sf, respectively, have maintained 95 percent occupancy since being constructed in the early 2000s. The campus has additional ground available that also allows for further expansion to meet the “never-ending need” for medical services in the area, she added. HCP Inc. owns and operates all of the office buildings. The team of Weyland Enterprises, a local developer; Davis Partnership Architects; and Calcon Constructors built all three of the buildings.

The partnership bringing more than 300,000 square feet of digital health space to Denver released initial Phase 1 renderings of the Catalyst Health-Tech Innovation project.

Mike Biselli, a health technology entrepreneur, and development partner Koelbel and Co. have partnered with The Burgess Family to build Catalyst HTI in River North.

It will be designed by The Beck Group and be located on a full city block on Brighton Boulevard between 35th and 36th streets. The 180,000-sf first phase building is slated to open in the third quarter of 2017.
