Pinkard Construction Co. has started construction on a mixed-use, urban lifestyle center at Arista. The construction manager-general contractor has begun work on 8181 Arista Place in Broomfield, a five-story office and mixed-use building adjacent to its sister property, 8001 Arista Place. The 8181 Arista Place property will comprise 82,144 square feet with structural steel and concrete shear cores, an exterior skin of structural stud framing and combinations of glass, brick, stone, metal panels and stucco. The first floor will consist of retail and restaurant space while floors two through five comprise office space. Construction cost is $12.2 million. Gkkworks is the architect for the building for owner Wiens Capital/Arista Place LLC. The 8181 Arista Place building is the second of three planned office buildings at the Arista development, which at build-out will feature 600,000 to 800,000 sf of retail space, approximately 1,000 multifamily units and 200,000 to 400,000 sf of office space. Pinkard previously built the 8001 Arista Place mixed-use building in 2008. Pinkard Construction Co. also recently celebrated the renovation of The Village of Yorkshire Affordable Apartments and completion of Centura Health’s newest facility. The contractor, along with KTGY Group Inc. and members of state and local government celebrated the 200-unit Adams County Housing Authority-owned and managed rental property. The $8.3 million renovation of the 1970s-era apartment complex included work to the building exteriors, interiors and site. The phased rehabilitation project included new siding and windows; new interior finishes, cabinetry and millwork; and plumbing and electrical fixtures. Asbestos abatement and interior demolition was Pinkard contracted. Total project building area is approximately 226,800 sf. To accommodate the owner’s needs on this occupied property, Pinkard phased construction on a two building at a time basis at the three-story, 10-building property. Construction sequencing and resident relocation schedules were closely coordinated with Adams County Housing Authority. The project was designed and constructed to meet Enterprise Green Communities Criteria, including erosion control measures; efficient irrigation; HVAC performance; Energy Star-rated lighting, appliances and roofing; low/no VOC paints and adhesives; construction waste management; Green Label carpets; advanced water-conserving plumbing fixtures; occupancy controlled bathroom fans; and mold prevention measures. “Creative” subcontracting solutions and the use of alternate materials equated to nearly $2 million in value engineering savings. Funding for this project included federal funds under HOME, CDBG, Public Housing and the Low Income Housing Tax Credit programs. Other participants in the project included Affordable Advisors, city of Thornton, Colorado Housing and Finance Authority, Colorado State Division of Housing, Cornerstone Construction Management, Eide Bailly, Energy Outreach Colorado, Fairfield and Woods PC, FirstBank, Key Community Development Corp., KTGY, Kutak Rock LLP, Pinkard Construction, SB Clark Inc., and Winthrop and Weinstine PA. The community is located at 10370 Brendon Way in Thornton. Additionally, Pinkard Construction, with Centura Health and Erdman, recently celebrated the ribbon cutting of Centura Health’s newest Neighborhood Health Center. Located at Heritage Road and Highway 6 in Golden, the approximately 10,700-sf facility features 16 exam rooms, a wellness atrium, X-ray and phlebotomy. Construction on the facility started in October. The new neighborhood health center is part of Centura Health’s Colorado Health Neighborhood approach that offers a clinically integrated, coordinated and comprehensive care delivery for communities. The stand-alone ambulatory health center will co-locate providers and services to promote care coordination with multiple access points.
