Bass Pro Shops has abandoned plans to build a 117,000-squarefoot store at Centerra in Loveland. A statement released by McWhinney, Centerra’s developer, said Bass Pro Shops decided not to pursue construction at this time “due to several unforeseen changes.” A Bass Pro spokeswoman declined to elaborate. Bass Pro reportedly plans to sell the 15-acre site at the northeast corner of Interstate 25 and U.S. Highway 34 back to McWhinney. Sporting goods retailer Scheels announced in early June it would build a 250,000-sf “Scheels Retail Shopping Adventure,” showcasing Colorado’s largest selection of sporting goods, fashion and footwear, at I-25 and Highway 34 in Johnstown. The store is scheduled to break ground early next year and open in September 2017. Other News The former Forney Industries property in Fort Collins, which had been on the market for several years, sold for $2.38 million. Salud Health Centers LLC purchased the property, which includes a 42,091-square-foot office/warehouse, 39,486-sf warehouse and 12,257-sf warehouse on approximately 20 acres. Forney moved out of the building after acquiring a new headquarters office building at 2057 Vermont Drive in Fort Collins in January. Matt Patyk of CBRE, Nate Heckel of DTZ and Dan Eckles of Commercial Real Estate Brokers LLC represented Forney Industries in the transaction. Ric Hanson of Big Horn Development represented the buyer. Heron Lakes Investments LLC paid $2.08 million for approximately 124.4 acres of land at the northwest corner of U.S. Highway 287 and County Road 17 (South Taft Hill Road) in Berthoud. The group plans to integrate the property into its master-planned community to the west. “The addition of this property provides a convenient and grand entrance to Heron Lakes off of South Taft Hill Road. This property is spectacularly beautiful, with lake and mountain views. The natural beauty of this site in addition to its close proximity to Loveland, Highway 287 and I-25 make this an outstanding site for a master-planned community,” said Ryan Schaefer of Chrisland Real Estate Cos. “I am confident that Jon Turner and Jim Birdsall (of Heron Lakes Investments LLC) will create a master-planned community that is as great of a place to live as it is naturally beautiful.” Parkway West LLC and Berthoud Eagle Investors LLC sold the property. Brokers involved in the transaction were Schafer, Chrisland’s Jake Hallauer and Emily Warren of Hillside Real Estate Group. The sellers, represented by commercial developer David Chaknova, are retaining a 31.1- acre parcel of land directly on the northwest corner of Highway 287 and County Road 17 for future retail and mixed-use development, according to Schaefer. A 14,000-sf flex building at 104 E. 15th St. in Loveland was placed under contract the day it hit the market and closed in less than 30 days. The property was one of the few foreclosure sales in the market recently, according to Matt Patyk of CBRE, who represented the buyer, Matata Properties. First National Bank of Omaha sold the property for $850,000. The deal will allow one of the tenants, Big Thompson Brewery, to finally open in 3,200 sf after multiple delays in getting its certificate of occupancy for work a prior owner (not the bank) needed to complete, Patyk said. The property has 1,600 sf of available space that the brewery may use for storage. Nathan Klein of Loveland Commercial represented the bank in the transaction.
