The “live” in the live-work play balance is coming to Colorado Center, which will add an apartment tower in conjunction with a speculative Class A office building and 40,000 square feet of new retail. Lincoln Property Co. and ASB Real Estate Investments have broken ground on the new round of development, which will be completed in three phases, starting with the 210,000-sf office building set for delivery in December 2016. Main Street retail will follow, wrapping up with development of the luxury residential tower featuring 189 apartments and 80 loft-style units with mountain views, exterior balconies and a fitness center. Two new parking garages, street parking and modernization of Colorado Center’s existing parking garages also will be part of the construction. The development has been envisioned since Lincoln Property and ASB Real Estate acquired Colorado Center in 2006. “It’s been in the works for quite a while. This is a cuttingedge project, designed for a lifestyle – a highly visible, centrally located place where companies can attract, entertain and live. The time is right, and we’re excited to get this project started,” said Scott Caldwell, senior vice president of Lincoln Property Company Denver. “The project will build on the success of earlier phases, adding residential and benefiting from increasing light-rail ridership,” added Robert Bellinger, president and CEO of ASB Real Estate Investments. “Colorado Center’s convenient location between LoDo and the tech center, and its proximity to Cherry Creek, create major demand drivers.” Located on Interstate 25 at Colorado Boulevard, Colorado Center is a highly visible development with three existing office towers, Dave & Busters and United Artists Colorado Stadium 9 & IMAX. In addition to those existing amenities and future ones, a soon-to-becompleted pedestrian bridge will provide access to amenities across Interstate 25 to the north. The 450,000 sf of new development is designed by Denverbased based Tryba Architects. “We are thrilled by the opportunity to elevate the existing design of Colorado Center, creating a vibrant, 24-hour Main Street in the heart of a rapidly changing and developing region.
