Innovation – in a big way – is set to arrive in River North. Denver-based development firm Koelbel and Co. and health care entrepreneur Mike Biselli recently partnered for the development of Catalyst, a health technology innovation campus, which at build-out is expected to reach at least a half-million square feet. Currently, Koelbel and Co. and Biselli are in talks with tenants for around 150,000 sf of the initial 300,000-sf building at a yet-to-be announced site in RiNo. A second phase of 200,000 to 300,000 sf is anticipated with potential to grow even larger, noted Dean Koelbel, a partner with Catalyst. The campus, which could take up multiple city blocks, is part of a larger vision of making Colorado the top digital health cluster in the nation by 2020, noted Biselli. “Is it an audacious goal? Absolutely. Achievable? You bet,” said Biselli. “The attention and interest I continue to receive from national leading health care providers, payers, technology companies/startups, academia, as well as political leaders has been incredible and is a testament to what all of us are creating,” he added. “It’s now time for our community to further elevate Colorado’s position as a leading state for innovation and opportunity.” Catalyst will offer space for a 35,000-sf anchor to a one-man, one-desk operation for tenants such as innovators in wearable health technology, IT departments for insurance companies and venture capitalists. “We are wanting to bring the biggest of the big,” added Biselli.
-PowerBack Rehabilitation opened its second Colorado location in Lafayette in May. The rehabilitation center is the first collaboration between Mainstreet and Genesis HealthCare. Indiana-based Mainstreet developed the property and Pennsylvania-based Genesis HealthCare is leasing and operating it. “We are thrilled to have undertaken this collaboration with Mainstreet and look forward to future projects,” stated Genesis CEO George V. Hager Jr. “PowerBack offers state-ofthe-art equipment and aggressive rehabilitation therapy plans in a pampering environment. The entire PowerBack model is designed to help our short-stay patients get their ?power back' and return home as quickly as possible.” The 99-bed, 69,643-squarefoot PowerBack Rehabilitation features private suites, a large movie theater, a game room and walking trails, as well as bistros, an on-site chef and more. PowerBack Rehabilitation was launched by Genesis HealthCare in 2012 in response to the market demand for shorter post-hospital patient recovery periods and fewer post-discharge setbacks. PowerBack’s goal is to help patients get back home as quickly and safely as possible. Genesis also operates a PowerBack Rehabilitation in Lakewood. The Lafayette project, which represents a total community investment of $16.6 million, created 284 construction jobs and 150 permanent jobs. -Optimal Therapy Pediatric Homecare recently leased 1,556 sf of medical office space in Colorado Springs. Optimal Therapy leased the space at 5446 N. Academy Blvd. from Nexgen Montebello Plaza LLC.
