NoCo investment group closes largest office sale at $8.35m

An investment group looking for a high-quality, leased asset closed the year with the largest office transaction in Larimer County.

Gravical Real Estate Holdings LLC paid $8.35 million for the 100 percent-leased property at 6125 Sky Pond Drive in Loveland. Big Beaver Properties LLC, which developed the 30,000-squarefoot Class A building, sold it for $278.33 per sf.

The building was a build-to-suit for Kennedy and Coe, one of the country’s largest accounting and consulting firms. The company relocated its Greeley offices to the second floor of the LEED Silver building in 2009. The Eye Center of Northern Colorado occupies about two-thirds of the first floor, and Morgan Stanley Smith Barney leases the remaining space.

All of the tenants have at least seven years remaining on their leases.

The purchasers were looking for a passive investment that represented new, quality construction in a good location with long-term leases, said Sperry Van Ness/The Group Commercial broker Mike Eyer, who represented them with SVN/The Group broker Julius Tabert.

“This was one of the very few buildings in Northern Colorado that fit their criteria,” said Eyer.

“All three of those tenants relocated from Loveland, Greeley and Fort Collins to be in that location because it is a regional location and they could draw from a larger demographic,” he said.

The building is located just south of the Promenade Shops at Centerra.

Kyle Lundy of Sperry Van Ness/The Group Commercial represented the seller in the deal.

Financing was provided by the Bank of Colorado.

-AKMS LP, a California partnership, bought 1.53 acres of land at 2671 and 2705 W. Eisenhower Blvd. in Loveland for $80,000 cash.

The buyer owns the adjacent Kmart center. It wants to create a pad site on the Kmart property at some point and bought the additional land to provide substitute parking, said Realtec-Loveland broker Larry Melton.

-Recreational Electrical LLC and Ties 4 Less signed a lease for 4,200 square feet of industrial space at 457-459 Denver Ave. in Loveland.

Craig Hau of Sperry Van Ness/ The Group Commercial handled both sides of the deal. The Jack M. Taylor Profit Sharing Plan, a Colorado Trust, is the landlord.

-Brinkman Partners brokers Josh Guernsey and Kevin Brinkman handled three new leases for owner Bayer Properties at Front Range Village in Fort Collins.

Charles Schwab signed a longterm lease for 2,668 sf of retail space. Realtec Commercial Real Estate Services broker Rhys Christensen represented the tenant.

Mindstream Yoga signed a long-term lease for 2,539 sf of retail space. In addition, LunarG signed a lease for 1,686 sf of office space. Marcus Valdez of Keller Williams represented LunarG.

-Tico’s Roofing Inc. and Architectural Sheet Metal & Panel LLC signed a lease for 5,707 sf of industrial space at 2649 E.

Mulberry St., Units 26 and 27, in Fort Collins.

-The Colorado Democratic Party leased 1,849 sf of office space at 401 S. Mason St. in Fort Collins.

Cobey Wess and Steve Kawulok of Sperry Van Ness/The Group Commercial represented the landlord, Coin Street Mason LLC. Wess also represented the tenant.

-Piano Center of the Rockies leased space at 2721 S. College Ave., Suite 5A, in Fort Collins.

The tenant, which was represented by Randy Marshall of Sperry Van Ness/The Group Commercial, took 1,477 sf. Rob Hoffman of the Everitt Cos. represented the landlord, Thunderbird Plaza LLC. -KGE Tax Preparation Inc. and Guidepost Financial Planning LLC leased 1,118 sf of office space at Mason Street North in Old Town Fort Collins. The tenants will jointly occupy Suite 129 at 409 Mason Court.

Both firms currently are located in Old Town.

“The core and shell space at Mason Street North allowed the firms to customize the tenant finish to fit their specific needs,” said Jack Hallauer of Chrisland Commercial Real Estate Inc., who handled the transaction with Chrisland’s Ryan Schaefer. The deal leaves Mason Street Flats with two commercial condos for lease or purchase.
