Brinkman adds second building at Mason Street Flats

Mason Street Flats, an apartment community under construction in Old Town Fort Collins, is growing.

Developer Brinkman Partners has acquired a site for a second building directly to the west at 210 Maple St.

Construction of the first phase of Mason Street Flats resumed in January, following an Oct. 24 fire that destroyed the building, which was under construction, and heavily damaged the neighboring Penny Flats condominiums, now being restored.

The newest for-rent product in downtown Fort Collins, Mason Street Flats will feature views, underground parking and open layouts designed for functionality.

Framing of the first four-story building is complete, and contractor Brinkman Construction now is moving toward beginning interior work. Slated to be ready for move-in by September, the building will offer a mix of studio, one-, two- and three-bedroom apartments. The 30 apartments include 46 bedrooms, each with its own bathroom. Rents will range from $950 to $1,850.

The second building, scheduled for completion in the first quarter of next year, will mirror the first. It will be located on an approximately 10,000-square-foot development site Brinkman purchased from Penny Flats LLC, an entity of Coburn Development, Penny Flats’ original developer.

“Even with the lost time, Mason Street Flats is as significant as ever for the Fort Collins community. Our belief in this project led us to make the decision to move forward with a second building.

With this project comes great opportunity for the community’s renters’ market in concernment with a further enhancement and commitment to advance the overall development throughout Old Town,” Paul Brinkman, founding partner and CEO of Brinkman Partners, said in a statement.

Preleasing of both buildings is under way.

The city of Fort Collins purchased 32.75 acres of land at 1830 W. Laporte Ave. in Fort Collins for open space for $1.05 million.

Realtec Commercial Real Estate Services brokers Dan Eckles and Matt Patyk represented the seller, Forney Industries Inc., with Cassidy Turley Fuller Real Estate broker Nate Heckel. Eckles also represented the city.

Charles Patchen bought an 18,143-square-foot church on 5.05 acres of land at 608 E. Drake Road in Fort Collins for $850,000, or $46.85 per sf. Patchen is a pastor who will have a church at the property.

The River Conference of the Free Methodist Church was the seller.

Larry Stroud and Annah Moore of Realtec Commercial Real Estate Services handled the transaction.

Remington North LLC paid $200,000 cash for a 7,450-sf retail property at 1618 W. College Ave. in Fort Collins.

Craig Hau and Bill Reilly of Sperry Van Ness/The Group Commercial represented the seller, Great Southern Bank.

Matt Lewan of Integrated Property Services Inc.
represented the buyer.
