Swedish outdoor gear firm sets up U.S. HQ in Boulder

A Swedish company is setting up its U.S. headquarters in Boulder, the epicenter of the outdoor gear industry.

Fenix Outdoor AB leased a 62,317-square-foot building at 7088 Winchester Drive in Gunbarrel Tech Center and expects to move in this month. The building will house Fenix’s Brunton, Primus and fjällräven outdoor gear and apparel brands, according to broker Dan Howard of Zakhem & Co., who represented the company in the deal.

“There are very few warehouses available in Boulder,” said Howard. Fenix started searching the Denver area two years ago but really wanted a Boulder address, he said. “Boulder is what they considered the outdoor mecca of the United States.” Micro Motion previously occupied the building, but it was excess real estate for the company, which has other space in the tech center, said Tom Myers of Unique Properties LLC-TCN Worldwide.

Myers represented the building owner, the Matrix Group.

“They (Matrix Group) have been extremely helpful in getting this going and moving quickly,” said Howard. “We had a real short timeline because Fenix wanted to be shipping goods by the first of August,” he said.

The building has approximately 12,000 sf of office space. Most of the employees housed there will be salespeople, said Howard.

Boulder has approximately 75 outdoor companies, the largest of which include GoLite, Scarpa, Sea to Summit and Deuter, according to the Boulder-based Outdoor industry Association.

“We are fortunate to be a hub for outdoor companies. Undoubtedly this is due to the excellent access to public lands and outdoor recreation opportunities we enjoy here,” said the association’s communications manager, Avery Stonich. “This is a magnet for companies (outdoor and not), as well as the sort of talent they hope to attract.”

Active Network, which provides online event registration, online advertising, event management and other services, is consolidating its Boulder and Denver operations into 25,000 square feet at Interlocken, bringing 120 jobs to Broomfield.

The company signed a longterm lease for the majority of the space at 320 Interlocken Parkway, a two-story, 40,000-sf building owned by 320 Interlocken LLC. The building is full, except for 2,800 sf of raised-floor data center space.

Jones Lang LaSalle brokers Joe Heath and Don Misner represented the landlord in the transaction. Wade Wimmer, Ken Gooden and Eric Brynestad, also of JLL, represented the tenant.

Mountain View Fire Protection District paid $950,000 for a 5,400-square-foot industrial facility on 5.41 acres of land at 1900 Highway 119 in Longmont. The district plans to build a fire station on the property, which was sold by Trimac Transportation. There was significant activity on the property listing, according to CBRE broker Tyler Carner, who represented the seller. John Kadavy of Sears Real Estate represented the buyer.

Spatial Technology signed a new lease for approximately 21,000 sf of office space at 310 Interlocken Parkway in Broomfield.

Jones Lang LaSalle brokers Ken Gooden and Eric Brynestad represented the tenant. Geoff Keys and Ronan Truesdale of Keys Commercial Real Estate represented the landlord, CRE 310 Interlocken LLC.

The Wireless Alliance
signed a lease for 4,029 sf of space in a flex building at 1898 S. Flatiron Court in Boulder. The company will be relocating in August from 5763 Arapahoe Ave.

Hunter Barto of Dean Callan & Co. represented the tenant. Dean Callan brokers Becky Callan Gamble and Dryden Dunsmore, along with Scott Garel of Newmark Knight Frank Frederick Ross, represented the landlord, Goff Capital Partners. The Boulder Day Nursery Association paid $333,200 for 2.5 acres of land at Westgate Office Park in Lafayette.

Chris Ball, Jim Capecelatro and Mike Kboudi of Cassidy Turley Fuller Real Estate represented the seller, RMA Holdings Inc. Keith Kanemoto of Prudential Rocky Mountain Realtors represented the buyer.
