Retail building gets back to its roots with $1.43 million sale

A retail building that used to house a motorcycle dealership is getting back to its roots.

Roadside LLC and New Pair of Dimes LLC sold the 22,500-square foot building at 1303 Frontage Road in Fort Collins to 1303 Frontage Holdings LLC for $1.43 million. The buyer owns Northern Colorado Euro, a BMW, Triumph and Ducati dealership that is relocating from Loveland to Fort Collins.

While it has had various tenants in recent years, the building formerly was occupied by Thunder Mountain Harley-Davidson, which relocated to Loveland several years ago.

Northern Colorado Euro was looking to own its own real estate, according to Sperry Van Ness/ The Group Commercial LLC broker Mike Eyer, who represented the buyer with SVN/The Group broker Julius Tabert.

“They were looking for something that they could own,” said Eyer. “This building allows them a little more room for expansion and a little better access,” he said.

The dealership plans a significant remodel of the building, which was built in 1997, and likely will move early next year. It still has several months remaining on its existing lease.

Beatty Construction Services, a metal fabrication company, signed a five-year lease for 7,000 square feet of industrial space at 825 11th St., Unit B, in Loveland.

Michael Hoffman of Sperry Van Ness/The Group Commercial represented the tenant. Dan Bernth of Doberstein Lemburg Commercial represented the landlord, 825 East 11th Street Ownership Group. Jim and Robyn Huebner signed a lease for a 5,614-sf freestanding industrial building at 6853 N. Franklin Ave. in Loveland that their marketing company will occupy. The building is located near the Walmart Supercenter between Fort Collins and Loveland.

Mike Eyer and Julius Tabert of Sperry Van Ness/The Group Commercial represented the landlord, Gatorwest LLC. Randy Marshall, also of SVN/The Group, represented the tenant.

Father’s House Ministries paid $380,000 for a 4,800-sf property at 2648 E. Mulberry Road, Units 18 and 19. Evangelical Free Church was the seller.

Chun Yan Jiang and Ben Ton Zhu leased 3,742 sf of retail space at 2721 S. College Ave. in Fort Collins.

Aki Palmer and Jim Palmer of Cassidy Turley Fuller Real Estate represented the landlord, Thunderbird Plaza. Aki and Jim Palmer also represented the landlord, Palmer Retail LLC, in a 3,200-sf lease to Specialty Appliance Inc. The property is at 3710 Mitchell Drive in Fort Collins.

T.J. Antinora of Realtec Commercial Real Estate Services represented GLM Shows of White Plains, N.Y., in a two-year lease for 2,344 sf of office space at 2537 Research Blvd., Suite 202, in Fort Collins.

Einstein & Noah Corp. leased 2,220 sf of retail space at 104A E. 29th St. in Loveland.

Aki Palmer and Jim Palmer of Cassidy Turley Fuller Real Estate represented the landlord, PG LLC. Russ M. Shaffer signed a lease for 2,100 sf of industrial space at 375 N. Denver Ave. in Loveland.

Shaffer will use the property as a shop and for personal storage.
