Two buyers get what they need in buy & flip deal

A chemical company finally got the chance to buy a site it had its eye on for the past couple of years.

Industrial Chemicals Corp.

paid $1.96 million for 4.79 acres of land with 34,800 square feet of improvements at 4781 W. 58th Ave. in Arvada. It then flipped about 65 percent of the property to Simply Storage Holdings for $980,000.

“It was a very creative deal because Industrial Chemicals didn’t need the entire site,” said Cassidy Turley Colorado broker Alec Rhodes. “Because they are the tenant next door, they needed some strategic expansion room.

We’d been looking at this for a couple years. When Simply Storage came along to partner on the acquisition, it made it possible.” Simply Storage reportedly plans a storage facility on its property.

Rhodes, along with Cassidy Turley Colorado brokers Tyler Smith and Aaron Valdez, represented Industrial Chemicals Corp. in the transactions. Cassidy Turley brokers Brian Wilkes and T.J. Johnson represented Simply Storage Holdings.

Mike Wafer of Newmark Knight Frank Frederick Ross represented Thomas Enterprises, which sold the property to Industrial Chemicals.

-A “trophy” 5,400-square-foot flex building with a 900-sf data center, 40 rooftop solar panels and a backup generator sold for $930,000.

Kathleen Linneman bought the property at 5105 S. Santa Fe Drive in Littleton from JECO Development Company LLC. Linneman’s company, which owns and manages several McDonald’s restaurants in the south metro area, will occupy the property, said Unique Properties LLC-TCN Worldwide broker Greg Knott. Located at the southwest corner of Belleview Avenue and South Santa Fe, the building was built four years ago for Data Fuzion, a medical billing company that closed its Colorado operation.

Knott represented the seller.

Michelle Seward of Fuller Sotheby’s International Realty represented the buyer.

-A 4,300-sf office/warehouse with a 12,000-sf fenced yard was on the market for one week before selling for $375,000.

Uhrig Holdings LLC purchased the property at 1241 S. Lipan St. in Denver from Tom Browning. The buyer plans to offer the building for lease.

Unique Properties LLC-TCN Worldwide broker Greg Knott represented the buyer and seller.

Knott also represented Uhrig Holdings in the acquisition of a 6,300-sf office/warehouse building at 1448 W. Cedar Ave. in Denver. The property is designed for two tenants. Uhrig Holdings is offering the property for lease.
