Janus Capital Group’s World Headquarters Building – a trophy building in a trophy location – recently sold. Cushman & Wakefield of Colorado broker Mike Winn, who was contacted about the sale, said his team couldn’t release details of the transaction, including the price, and buyer and seller, which he described as “institutional.” Another industry source said the property at 151 Detroit St. in Cherry Creek North sold for $63 million. A fund managed by GE Asset Management on behalf of the GE Pension Trust and a third-party investor sold the property, a GE Asset Management spokesman confirmed, adding he couldn’t provide further comment. The fund had owned the property since 2007. The name of the new owner remains a mystery because the deal hasn’t turned up in public records, and phone calls to the property manager weren’t returned. A Janus spokesman said the investment management company wasn’t involved in the transaction and didn’t have any information on it. The seven-story building was built for Janus in 2003, according to public records. The steel-framed building consists of 160,364 sf and a four-level subterranean parking garage that, according to property manager Crestone Partners LLC’s website, is under separate ownership. The property achieved an Energy Star label in 2008. “We had a phenomenal level of interest due to the fact that Janus has a long-term lease. It was a build-to-suit for them, and it had all the tenant amenities that they’d like to have,” said Winn, who listed the property with Cushman & Wakefield of Colorado broker Tim Richey. The building is part of the Clayton Lane development, which includes the JW Marriott Denver Cherry Creek hotel, and Cherry Creek Shopping Center is across the street. “It’s a Class AA trophy office building. It’s terrific,” said Winn. Janus, one of the largest mutual funds companies in the United States, is a global investment company that was founded in Denver in 1970.
