A fast-growing church in Lafayette purchased facilities along Interstate 70 in Genesee for a second campus. Flatirons Community Church bought the former Lookout Mountain Community Church property, which includes a church building and two office buildings, for $5 million. The 51,200-square-foot church at 24887 Genesee Trail Road sold for $4.1 million, or $80.08 per sf. It was constructed in 2001. The adjacent office buildings, located at 526 and 524 Commons Drive, were built in 1985. They total 17,752 sf and sold for $900,000, or $50.70 per sf. Flatirons Community Church currently has members who drive from Evergreen, Genesee and many other areas to worship in Lafayette. “They have one of the broadest reaches of any church in the Denver metro area,” said Scott McLean of Development Advisors. Outreach Magazine listed the church as one of the fastest growing churches in America, he said. Flatirons Community Church completed the acquisition as part of its plans to expand its reach along the Front Range and to relieve some of the congestion at its Lafayette facility. Development Advisors represented the seller, Reliance Trust. Reliance Trust, as trustee for the bondholders, took the property back in January 2012. The seller faced expensive carrying costs, including property taxes, and retained Development Advisors, which specializes in church real estate and church facilities development, to market the property. Development Advisors maintains a comprehensive church database and routinely connects with churches throughout the Denver area. Flatirons Community Church will modify the building to meet its needs. Lee Architects is the designer, and Fransen Pittman is the contractor. Ron Richardson of Richardson & Associates represented Flatirons Community Church in the acquisition. Pete Staab of Newmark Grubb Knight Frank colisted the office buildings with Development Advisors. Lookout Mountain Community Church relocated to Evergreen.
