Gondolier heads back to roots with neighborhood restaurant

An institution in the Boulder restaurant scene will reopen in a new location in the coming months.

The Gondolier Italian Eatery, which closed its Pearl Street restaurant last year, is going back to its roots as a neighborhood restaurant and adding a full-service bar to the business. The company leased 5,176 square feet of retail space at the Meadows on the Parkway, a Safeway-anchored center at Foothills Parkway and Baseline Road.

“I am very excited. I have some new partners, and we have some fresh ideas,” said owner Nelson Kugel, whose father opened the restaurant’s first location at 1600 Broadway in 1960. The restaurant eventually moved to Pearl Street, a location Kugel closed last year to seek a smaller, neighborhood restaurant.

“I’m happy to bring it back to its origins,” said Kugel, who selected the new location because, “It was in a really good neighborhood and the number of restaurants within a mile radius was limited.” The Gondolier lease and other transactions in the works will bring occupancy in the shopping center to between 90 percent and 95 percent, said Noah Waldera of WalderaScott Real Estate Partners, who represented the landlord with Scott Nannemann, also of WalderaScott.

Bob Chambers of Bodin Realty International represented the tenant.

Boulder’s oldest family run restaurant, the Gondolier will occupy the former CiCi’s Pizza space. It expects to open within approximately 90 days.

Advantage Coatings Technology, an environmentally friendly floor-coating business based in Louisville, will expand its warehouse space by an additional 25 percent with a lease for 11,022 square feet at 1533 S. Arthur Ave. in the Colorado Technology Center.

The fast-growing 9-year-old company manufactures and distributes floor coatings, finishers, sealers, stains and a line of paint for sport floors.

“We are very successful and growing like a weed. We can barely keep up with demand,” CEO Randy Harris said in a statement.

Last year the company manufactured finishes for more than 800 gymnasium floors in the state of Texas, including stadiums for the Houston Rockets and San Antonio Spurs. It reportedly is one of the few brands on the market with VOCs low enough to meet strict environmental laws in California.

Jessica Cashmore, Neil Littman and Scott Reichenberg of The Colorado Group handled the lease transaction. “Activity in the Colorado Tech Center has picked up significantly over the past several months, which was evidenced by the fact that Advantage Coatings will occupy the space on the day after the previous tenant moved out. This was a great transaction for both parties,” said Cashmore.

Apex Movement leased 10,705 sf of space at 5757 Arapahoe Ave., No. 2, in Boulder for a Parkour and free-running gym.

CampMinder signed a six year lease for 7,500 sf of office space at 5766 Central Ave. in Boulder, where it will expand its offices. The company provides database management for camps.

Becky Callan Gamble, Hunter Barto and Dryden Dunsmore of Dean Callan & Co. represented the landlord, Flatiron Investments, an entity of Goff Capital Partners, with Scott Garel of Newmark Grubb Knight Frank. The same brokers represented Goff Capital in three other recent deals: a 7,600-sf lease for industrial space at 1860 Lefthand Circle in Longmont, a 7,313-sf industrial lease at 5541 Central Ave. in Flatiron Park in Boulder and a 2,860-sf lease for office space at 1965 N. 57th Court, also in Flatiron Park.

The Aquaponic Source, a retailer of aquaponic gardening supplies, signed a long-term lease for the space on Lefthand Circle. Mark Casey of Tenant Wisdom represented the tenant.

Trumark Manufacturing Company Inc. leased the Central Avenue space. CBRE and Corey Linton of Newmark Grubb Knight Frank also were involved in the deal.

Focused Test, an automated test-equipment company, leased the space on 57th Court. It is relocating from a building at 6655 Lookout Road in Gunbarrel.

W.W. Reynolds Cos. leased 5,363 sf of office space at One Boulder Plaza, 1800 Broadway, No. 180, to Kapost, a marketing company.

Litsey and Henry represented Reynolds in several other recent deals. They included: • A 4,743-sf lease of office/ research-and-development space at 4730 Walnut St., No 110, in Boulder to eGauge Systems LLC (Dryden Dunsmore of Dean Callan & Co. represented the tenant).

• A ground lease for a King Soopers fuel station at 600 S.

Broadway in Boulder.

• A lease to Pollard Motor Co. for 3,000 sf of office space at 5675 Arapahoe Ave. in Boulder.

• Marketing company Slice of Lime’s 2,606-sf lease at 1155 Canyon Blvd., No. 110, in Boulder.

• A 1,433-sf lease to Quinoa Corp., a natural foods company, at 1722 14th St., No. 210, in Boulder.

No Excuses Fit Club leased 4,537 sf of space at Centaur Retail Center, 1320 Centaur Village Drive, in Lafayette.

Rebecca B. Martin of Prudential Commercial Real Estate represented the landlord, A Mogul Property LLC.

leased 1,100 sf of retail space at The Village shopping center, 2525 Arapahoe Ave., C4, in Boulder.
