Banner Health’s Fort Collins hospital to deliver in 2015

Fort Collins’ newest hospital is due to be delivered in 2015.

Banner Health is building Banner Fort Collins Medical Center, its first hospital in the city, at the southeast corner of Harmony Road and Lady Moon Drive. The 28-acre medical campus will be part of the Presidio mixed-use development.

Banner Health, which has three medical clinics in Fort Collins, including the new Banner Health Center, has an expanding patient base in Fort Collins. It also has an exclusive partnership with Kaiser Permanente to provide hospitalization services for its patients in Northern Colorado. Kaiser has grown rapidly since entering the market last year, and Banner needs to provide services to those patients close to where they live, said Paul Matthews, Banner Health public relations director for patient care services.

The Presidio site is attractive because of its location in south Fort Collins and proximity to Interstate 25. It also gives the hospital plenty of room for expansion over time.

The $86 million first phase will include a 24-bed inpatient facility, emergency department, labor and delivery rooms, medical imaging, surgical services and lab services. There also will be an outpatient clinic and medical office building.

JE Dunn Construction is building the two-story hospital, which was designed by Boulder Associates Architects.

Banner Fort Collins Medical Center will be Banner’s third hospital in the Front Range and its fifth in Colorado. The nonprofit health care system owns McKee Medical Center in Loveland and Sterling Regional MedCenter in Sterling. It operates North Colorado Medical Center in Greeley and East Morgan County Hospital in Brush, and owns numerous Banner Health clinics and centers throughout its service area, including the three in Fort Collins.

The approximately 145,000- square-foot hospital is the latest development at Presidio, a project of Fort Collins developer Les Kaplan. Presidio also includes the 240-unit Terra Vida Apartments, where a second phase of 270 apartments is in the works.

Approximately 29 acres of land is available for future development, including office, hotel/convention center, restaurants and retail.

Nate Heckel, Aki Palmer and Jim Palmer of Cassidy Turley represented Kaplan in the land sale to Banner Health. Eric Brynestad and Pat Williams of Jones Lang LaSalle represented Banner Health.

Banner Health paid $8.42 million, or $6.93 per sf, for the property, according to public records.

Other News

A buyer completing a 1031 tax-deferred exchange paid $1.9 million for a Class A medical office/office building at 8151 Southpark Lane in Littleton.

The high-image multitenant building was constructed in 2008 and totals 10,298 square feet.

The buyer was 475 South Broadway LLLP. Eighty 151 LLC was the seller.

John Propp of John Propp Commercial Group represented the seller. Propp was appointed the property manager and will continue as leasing agent for the property.
