The iconic Ghost Building in downtown Denver sold to a user that will turn the former groundfloor restaurant space into offices. Ghost Building Land LLC sold the building at 800 18th St. to 800 18th St. LLC for $3.9 million, or $251.39 per square foot. EnerCom Inc., an investor relations business, will move its offices into the first floor, bringing the 15,516-sf building to full occupancy. Constructed of North Dakota sandstone, the three-story building was developed by A.M. Ghost, primarily a residential developer, in 1891. It originally sat at 15th and Glenarm streets and was moved to its current location in 1979. Each of its 1,495 pieces was numbered so the building could be reconstructed at 18th and Stout streets. The Ghost Building is the only still-standing structure designed by turn-of-the-century architect William Lang. The building’s upper floors house office tenants. The Rocky Mountain Diner operated on the ground floor for two decades prior to Ghost Plate & Tap taking over its 4,426-sf space. That business closed last spring. Bob Pipkin and Jeff LaForte of Fuller Western Real Estate represented the buyer, which had been looking for a downtown property to buy for quite some time. EnerCom currently is a tenant at 1660 Lincoln. Pipkin said the Ghost Building offered his client the opportunity to relocate into a beautiful, historic building that is well-known in Denver and that has a relatively new interior. “Even though this building looks old from the outside, it actually was built in 1985,” he said. “It’s a great little gem of a building,” said Nick Koncilja of St. Charles Town Co., who represented the seller with Charlie Woolley, also of St. Charles Town Co. Koncilja said there are few opportunities to buy buildings of the same scale in downtown Denver.
