Academy Gateway sells for $9.25m

One of the first Class A retail properties built on the North Academy Boulevard corridor recently sold for $9.25 million.

An out-of-state buyer purchased the approximately 28,000-square-foot, two-building center located at the northwest corner of Academy and Woodmen Road at 7140-7190 N. Academy Blvd. in Colorado Springs.

Academy Gateway, sold in an off-market transaction, was fully leased at the time of sale.

Tenants at Academy Gateway include Chase Bank, McAlister’s Deli, Pei Wei Asian Diner, AT&T, Qdoba Mexican Grill, Rusinak Realtors and SummerSweet Frozen Yogurt.

NAI Highland LLC Principals Jim Spittler and Randy Dowis, and Chad Moynahan and Ryan Higgins, associates with the firm, assisted the buyer and seller in the transaction.

The seller was a local developer.

The acquisition by an out-of-state investor is representative of the growing interest and money from investors outside the state taking an interest in Colorado Springs, noted Dowis. Money in Denver is trickling down to the city as Colorado Springs hasn’t felt the cap rate compression that Denver has, he added.

No improvements are planned at Academy Gateway, which was constructed in 2003 and 2004.

Griffis/Blessing will manage the center.

Cascade Commercial Group’s Ted Link represented seller Star Ranch Dental LLC in the disposition of a Colorado Springs building.

The buyer, Cheyenne Mountain Dental Group, which also is a tenant in the 18,375-squarefoot building, paid $925,000 for the property located at 3605 Star Ranch Road.

Link noted replacement cost for this building would be more than $300 per sf so it was a good price for both parties. Alex Dumas of Olive Real Estate Group Inc. represented the buyer.

The former B&B Countertops building at 2903 N. Prospect St. in Colorado Springs recently sold for $10,000 above its asking price.

The 18,666-sf building was purchased for $755,000 by Nate Winterfield, who will be doing Internet car sales out of the office/warehouse property. The building includes two overhead doors, 14-foot ceiling height and fenced outside storage.

Ryan Higgins of NAI Highland LLC represented the seller, B&B Countertops. Simon Penner of Cameron Butcher represented the buyer.

Lockheed Martin recently signed an office lease expansion at the Platte Airpark in Colorado Springs.

The defense contractor leases 14,621 sf at 360 Wooten Road.

Andrew Oyler and Russell Stroud of Quantum Commercial Group Inc. listed the property for Platte Airpark Development LLC. The tenant was represented by Duncan Heitman of Jones Lang LaSalle. n United Radio Frequency leased 5,000 sf at 3930 Highway 85-87 in Colorado Springs for its repair service.

The lease represents a relocation for the company due to outgrowing its previous space.

Lloyd Riphenburg of Olive Real Estate Group Inc. handled the sale of the industrial/ retail building constructed in 2000.

Riphenburg also represented landlord Point West in its lease of 4,800 sf of office and warehouse space to Carpet Direct.

Carpet Direct is relocating to the space at 5525 Erindale Drive in Colorado Springs. JB Isaac of Walker Asset Management represented the tenant.

Bridal shop La Danae Bridal LLC leased 2,291 sf of space at Academy Station, 3952 N.

Academy Blvd. in Colorado Springs.

Candace Seaton of Quantum Commercial Group handled the transaction. Academy Station LLC is the landlord.

El Paso County Bar Association inked a 2,160-sf lease for office space at 518 N. Chelton Road near the Citadel Mall in Colorado Springs.

John Witt and Eric Berger of NavPoint Real Estate Group represented the tenant in the transaction.
