Aircraft hangar at Loveland/Fort Collins Airpark acquired

A 10,488-square-foot airplane hangar at the Loveland/ Fort Collins Airpark sold to a Fort Collins businessman for $1.25 million.

Braided Trio Development LLC purchased the hangar at 6250 Aviation Circle in Loveland from Limerick Partnership LLC. The hangar has direct airport access.

Larry Hawe of Sperry Van Ness/The Group Commercial LLC said the buyer acquired the property for personal use.

Built in 2003, it sits on 0.78 acres and features an office, reception area, break room and shower.

The Crossroads Hyundai dealership at 3870 Byrd Drive in Loveland sold to a Delaware-based auto dealer for $3.5 million.

Hertrich Properties Colorado LLC, a group affiliated with The Hertrich Family of Dealerships, purchased the property from Downsmore LLC-Moreland. According to CoStar Group, the building totals 26,300 square feet and was built in 2007.

Hertrich operates 12 dealerships representing Ford, Lincoln, Chrysler, Dodge, Jeep and other automakers.

Willow Creek Companies LLC paid $927,148 for 359,370 sf of land at Highway 85 and County Road 34 in Platteville. Platteville Energy Park LLC was the seller.

The buyer operates a natural gas pipeline company and plans to develop an approximately 10,000-sf building on the property, according to Travis Ackerman of Cassidy Turley, who represented Willow Creek Cos. in the transaction.

“They were looking anywhere along Highway 85, and this was a central location for them,” said Ackerman, adding property with utilities, roads and zoning for outside storage is becoming increasingly difficult to find along the 85 corridor.

A technology company subleased 14,737 sf of Class A office/tech space in Harmony Corporate Center at 2950 E.

Harmony Road, Unit 100, in Fort Collins.

CA Inc. subleased the space, which included workstations and furniture, from JDS Uniphase Corp.

BBK Properties LLLP paid $830,000 for a 10-unit apartment building at 1114-1132 Richmond Drive in Fort Collins. Robert A. Rand was the seller.

Brian Mannlein of Cassidy Turley represented the seller in the transaction.

Peterson/Hallock Investments LLC purchased two parcels of land totaling 274,788 sf in Longview Business Park in Loveland. Approximately 128,000 sf sold for $3.50 per sf, and the remaining land sold for $2.60 per sf, according to Larry Melton of RealtecLoveland, who was the listing broker.

The buyer is seeking clients for build-to-suits, said Melton.

Allowed uses on the property include retail, office and light industrial.

Patrick O’Donnell and Bruce Campbell of RealtecLoveland represented the buyer.

Freddy’s Steakburger and Frozen Custard purchased an acre of land in front of the Walmart Supercenter in north Loveland for $620,000.

The address is 155 W. 64th St.

Towbin & Towbin Investments LLC sold 5,015 sf of office space at 1217 Riverside Ave.
in Fort Collins to Touchstone Health Partners for $475,000.

The Bicycle Cooperative of Fort Collins Inc. purchased 6,600 sf of industrial space at 1501 College Ave. in Fort Collins from Boulder Energy Conservation Center. The price was $440,000.

Nathan Klein of Loveland Commercial LLC represented the seller.

Nateron LLC bought a 2,989-sf retail property at 3101 W. 10th St. in Greeley for $167,500.

SVN/The Group Commercial’s Bill Reilly handled both sides of the transaction. The landlord is 2008 Caribou Partners LLC.

signed a lease for 2,172 sf of industrial space at 453 Industrial Parkway in Fort Collins.
